Home Buyers Survey in Llandyrnog

HomeBuyer Report

Should I choose a HomeBuyer Report, Full Structural Survey or Building Survey on a property in Llandyrnog and which would be cheaper?

The Full Structural Survey has been renamed a Building Survey, although it is basically the same the same comprehensive survey.

If the Llandyrnog property is a flat, or is 100 or more years old, or has been extended or modified, or is of non standard construction (i.e. not brick and tile), RICS advise a cheaper HomeBuyer Report.

If you are thinking about whether to make an extension, you should you carry out a Building Survey. This more detailed survey is not as cheap, however it will provide you with an in-depth analysis of the Llandyrnog property's general condition in addition to advice on structural defects , general repairs and maintenance options .

External brick wall issue identified during property survey

If we are purchasing in Llandyrnog, what directions can you offer for a 90s property with Dutch bond brick? Is brick more susceptible to the weather?

Brick-built Llandyrnog apartments demonstrate several benefits compared to other building materials. Unfortunately, they also experience diverse problems, ranging from signs of movement to DPC failure. Defects like these ought to be referenced in the survey. One frequently reported defect is patchwork cracks caused by tie failure. This cracking may only be visible internally, and is accompanied by an irregular wall surface. Campbell J D should be able to assist with a maintenance quote. Contact them at 07711 410085 or The Downs/33 Beacon Hill, Herne Bay, CT6 6JP.

As an example, Dutch bond, which is similar to English bond.

RICS Homebuyer Report valuation

As well as reporting on condition, will I get a valuation and reinstatement cost estimate and what does it include?

The Homebuyer Report includes an independent valuation and a reinstatement cost. When calculating an accurate value estimate the surveyor will take into account knowledge of Llandyrnog and other factors relating to the property for instance: desirability of the location. Surveyors also examine certain fixtures and fittings and will draw upon key assumptions like the property is connected to mains services such as water.

A Building survey does not include a valuation as standard. A valuation can, however, be added for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out. The surveyor relies on standard assumptions that there is an absence of any problematic legal issues e.g. consents for works having been granted. Advice should be sought from your legal representative.

Additional local area assumptions, such as any cost of repairs being shared amongst tenants or water and drainage connectivity, are made as well as any significant Llandyrnog environmental problems like flood plains, which are also considered as part of the valuation.

Asbestos roof tiles

I am worried that there may be asbestos pipe lagging affecting the flat. What is asbestos, is it hazardous and does the home survey inspect it?

Asbestos is a potentially deadly fibrous mineral. Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) are often building materials including asbestos packing in stud walls.

Asbestos was commonly used as it has a range of useful characteristic fire retarding properties, it may be found in central heating flues.

All forms including white ( Chrysotile) are pernicious and might lead to lung cancer or fibrosis if inhaled over sustained periods. If discovered, one must be careful never to remove the asbestos. Professional advice must be taken as soon as possible.

Surveyors cannot test for asbestos on a survey. Your Llandyrnog surveyor should mention the risk of asbestos risks and should offer advice.
