We are purchasing a 1967-built flat in Low Moor and found cracks along the kitchen ceiling. What are the risks, and what subsidence-related defects will my home survey consider?
Subsidence is defined as movement of the foundations of a home, but some degree of movement will always occur. New builds, for example, will need to settle under their own weight. Less common than subsidence, but which can be as damaging to a home, heave describes the movement of earth upwards.
In regions with a high concentration of clay soil, a long period of dry weather will cause the moisture level of the soil to fall. This dries out and shrinks the clay, straining the foundations of the home and causing movement. Signs of potential subsidence include sticking doors or windows.
Learning the cause of any subsidence should be the first priority. The removal of trees may make the problem worse, however, so professional advice should be sought. Underpinning could be the only option in some cases, unfortunately. As an alternative to underpinning, piling, or mini-piling, uses concrete or steel poles that are driven down into more stable soil, to stop further movement. Damaged but non-structural elements should be filled and re-weatherproofed. If the surveyor cannot give you a conclusive diagnosis, they will recommend that you engage the services of a structural engineer.
