About UsHome Buyers Survey in New Cross

Should we get a HomeBuyer Report, Building Survey or Full Structural Survey on a property in New Cross and which one is cheaper?
The Full Structural Survey has a new name called a Building Survey and is effectively the same level of survey.
If the New Cross property is a flat, or was built before 1900, or has been extended, or is built of unusual materials, RICS advise the cheaper HomeBuyer Report.
If you intend to carry out any major works on the New Cross property, RICS recommend you select a Building Survey. This more detailed survey is not as cheap as a HomeBuyer Report but it does offer comprehensive details of the New Cross property's general condition as well as advice on defects as well as maintenance options .

The home I am purchasing is built on clay soil. Will the New Cross Home Buyers Survey consider this?
Factors from rising damp to snow can cause major repair bills for a property-owner. Clay-rich soil, for example, is a potential source of a number of issues, with sub-soil shrinkage and soil swelling being relatively common. The consequences may take years to be noticed, or could be felt suddenly. Signs like sticking window frames or widening cracks can be early indications of very serious structural issues.
Taking precautions, such as after flooding or heavy rain, checking for standing water around the building, can make long term maintenance easier, and keep repair costs manageable. In some more extreme cases, the building foundations may need extra support, but this can be costly.

In the HomeBuyer Report, what will 'E9 - Other' include?
RICS created the HomeBuyer Report to give house buyers a clear and easy to read report on the condition of the home they plan to buy, with a minimum of technical jargon. Green, orange and red ratings are an indication of the severity of defects uncovered during the survey. Some areas may be marked as 'Not inspected'. Where the surveyor is unable to gain access to some areas, e.g. the roof of a block of flats, these aspects of the report will not be completed.
This category is used for external elements that require reporting that do not fit elsewhere in Section E. Fastener problems with a conservatory roof is an example.
