The Homebuyer Report contains a RICS qualified surveyor valuation and a cost of reinstatement. To work out an accurate value estimate the surveyor will take into account local property market knowledge as well as other factors about the property for instance: number of bedrooms Surveyors also evaluate materials used and draw upon other assumptions, for example there being no major problems. Surveyors will ignore certain things like furnishings e.g. carpets. The valuation is also on the basis that there are no compromising legal problems like the property being sold with vacant possession. These will be investigated by your conveyancing solicitor.

This may also require careful attention. Stone walls require regular maintenance, such as repointing mortar with a suitable material.
