RICS Level 2 Survey

Is it best to have a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey for a property in Oxted and of the 3, which one is the cheapest?

The Full Structural Survey has been renamed by RICS as a RICS Level 3 Survey, although it is effectively the same.

If the Oxted property is a flat or maisonette, or is 100 or more years old, or has been structurally modified, or is of non standard construction, you should go for the cheaper RICS Level 2 Survey.

If you are planning to do any major works, RICS advise you choose a RICS Level 3 Survey. This survey is less cheap but it does give you comprehensive details of the Oxted property's general condition in addition to information on defects and maintenance options .

Damage resulting from flooding

When purchasing in Oxted, should we be anxious about a flood risk, and will the home surveyor consider flooding, or if other properties have been affected?

Overflowing rivers, rain and insufficient drainage can cause water damage caused by flooding, and the value of a property can decrease if in an exposed area, even if it has never flooded. It is easily possible to assess whether a house is susceptible to flooding via any of a number of routes. Flood water can enter a residential property through several routes, including incorrectly fitted window frames. Section J of the survey report contains details, where applicable, of flooding risks found within the boundaries of the residential property or on adjacent sites. The surveyor will usually recommend that the buyers seek legal advice on any related information mentioned in the report.

Traditionally built property

We are purchasing an older barn conversion in Oxted. What consequences will the residence's thatched roof have on repairs?

Use of traditional methods can create issues for homeowners. Properties built with traditional methods can be a chore to upkeep. You should be aware that expert knowledge may be needed. Especially for , for example, a Grade II listed house, Construction materials, such as suitable timber, may be required. This may mean expensive ongoing repairs. Built in the 15th century, The Barn Theatre in Oxted is a fine example of a Medieval-period barn.
