Home Buyers Survey in Penkridge

RICS Level 2 Survey

Should I get a Full Structural Survey, RICS Level 3 Survey or RICS Level 2 Survey for a house in Penkridge and which is the cheapest?

The Full Structural Survey has changed its name to a RICS Level 3 Survey and is basically the same the same comprehensive survey.

If the Penkridge property is an apartment, or was built before 1900, or has been structurally altered, or is built of unusual materials (e.g. steel and glass), RICS recommend a cheaper RICS Level 2 Survey.

If you intend to make any alterations on the Penkridge property, RICS recommend you opt for a RICS Level 3 Survey. This survey is not as cheap, however it does give an in-depth analysis of the Penkridge property's general condition as well as including advice on defects as well as maintenance options .

Conservation area

Will there be any factors we would need to look out for when intending to buy a converted house in Penkridge inside a conservation area ?

There are 9, 300 of designated conservation areas in England and Wales which are overseen by local authorities.

Home Buyers Surveys in Penkridge must possess local knowledge of relevant local considerations and any relation may have on the building and its value. The price of property is usually higher as a result of the areas being largely unspoilt However a growing number have fallen into a poor state for example - the excessive amount of traffic management signs

Surveyors are expected report whether the location is possibly in a conservation area and Section I of your Penkridge RICS Level 2 Survey will advise additional enquiries are carried out during the conveyancing process. Out of keeping developments to the property may be reported in the Penkridge survey, however these should be investigated by your lawyer.

Damage resulting from flooding

Is there a flood risk in Penkridge, and will the RICS Level 3 Survey search for signs of flooding?

The Law Society estimate that 2.2m properties are at risk of flooding damage, and the value of a property in an at-risk area may be impacted.

As with many aspects of home ownership, flood prevention is better (and cheaper) than a cure. In addition, the Home Buyers Survey may make recommendations for repair work or improved flood protection.Section J of the survey report contains details, where applicable, of flooding risks found within the boundaries of the residence or on adjacent sites. The chartered surveyor may ask the vendor about historical floods, although the result of these enquires should be treated as a guide only.

The alert level for the River Penk at Penkridge, near to Penkridge , was recently set by the Environment Agency on 27 Nov 2012.

Wall cracks caused by subsidence

The estate agent said subsidence may be a problem affecting the apartment. Is this a serious concern, and what subsidence information does the Penkridge Home Buyers Survey include?

Subsidence refers to the movement of a house and its foundations. Home buyers can confuse subsidence with settlement. Settlement will often occur in newly constructed houses, and is rarely a cause for concern. The structure's weight can cause the ground beneath the foundations to compact, but this should settle after a short while. Heave is less common, and can be caused when a tree dies or is uprooted and its root network no longer draws water from the subsoil.

Merely superficial cracks not caused by subsidence can be repaired with filler and repainted. A severe change in humidity or ambient temperature can also impact a house susceptible to further settlement, either as a result of poor construction, materials or existing damage.

The root cause of any subsidence must be found before repairs can commence. It has been estimated that around 70% subsidence cases are caused by tree roots drawing moisture from the soil. If the load-bearing parts of the property have been damaged, these may be repaired with steel rods, fixed into place with cement to restore the structural integrity of the building. Chartered surveyors should be able to identify a subsidence problem, while structural engineers may also be required.

Damage caused by high rainfall

How will we know what impact will wet weather have on our new building in Penkridge, and does our chartered surveyor mention it? And could it affect the property value?

Both in Penkridge, and throughout the county, rain is so common that buyers rarely think about it. Unfortunately rainfall and the effect it can have on houses are overlooked. If you have investigated the property in good weather, obvious defects may be harder to find. Signs that gutters are a cause for concern include spattered mud around the bottom of downspouts. This can lead to a damp or flooded cellar.

These issues are, generally speaking, straightforward to resolve, if maintenance is taken seriously. However, the damage caused, where left untreated, will be expense to remedy and resulting damp and mould could become a health risk.
