Our potential new neighbour in Peterborough commented that there may be asbestos ceiling material concealed in the property. Is this a major concern and are there any health risks?

Asbestos was not completely banned in the UK until 1999, and properties constructed before then may contain a certain amount of asbestos. Asbestos is a dangerous fibrous material, with over sixty types, six of which were used in the UK and were employed in building materials.

Asbestos was commonly used because it has excellent fire-retarding properties, as well as having high-tensile strength, good sound-proofing qualities, and being resistant to chemical attack. As such, before its deleterious health effects were understood, it’s hardly surprising that asbestos was treated as some kind of wonder material, finding its way into all manner of construction goods from gutters and soil-pipes to boiler cupboard housings, from loft insulation to paint.

Technically speaking, all forms of asbestos (including the most commonly used in the UK: white, blue and brown) are ultimately hazardous and may lead to lung cancer following prolonged exposure. However, in spite of the popular myth, inhaling just the one fibre will not kill you.

If it is discovered, you must be careful not to damage or dislodge asbestos, and professional advice must be sought as soon as possible. Removing it is likely to be expensive but absolutely must be carried out by trained experts, and you should not be tempted to perform the work yourself. For your information, the Full Structural Survey has been renamed as the Building Survey, and you would be advised to select the Building Survey for the house referred to.
