Home Buyers Survey in Ruddington

HomeBuyer Report

Should we select a HomeBuyer Report, Building Survey or Full Structural Survey for a home in Ruddington and which is the cheapest?

The Full Structural Survey is now called a Building Survey and is effectively the same comprehensive survey.

If the Ruddington property is a flat or maisonette, or is a period property, or has been substantially modified, or is of non standard construction (i.e. not made of bricks), RICS advise a cheaper HomeBuyer Report.

If you are planning to make significant alterations, RICS recommend you commission a Building Survey. The Building Survey is not as cheap, however it will give a more detailed analysis of the Ruddington property's general condition in addition to advice on structural defects , repairs as well as maintenance options .

RICS Homebuyer Report valuation

I'm confused - which surveys include a valuation and cost of rebuild estimate (including the cost of reconstructing a garage) and how does the surveyor work it out?

A Homebuyer Report on a Ruddington building will include a RICS qualified surveyor valuation and a rebuilding cost included in the cost of the survey. In order to determine the valuation your RICS valuer will factor in local Ruddington market factors and other considerations relating to the property e.g. desirability of the location. The valuer will also consider certain fixtures and fittings and use key assumptions, for example there being no serious defects.

A Building survey does not include a valuation as standard. However we can add a valuation for a small additional fee ; call for more info. Alternatively a Property Valuation Report (PVR) can be carried out. The valuation also assumes that there are no compromising legal problems such as there being no on going disputes. These will be investigated by your solicitor.

Further area assumptions, for example the access roads not being in private control, are made in addition to environmental problems like brine mining activity, which are also considered as part of the valuation.

Damage caused by high rainfall

How will we know what impact will wet weather have on our new building in Ruddington, and does our surveyor mention it? We're concerned about replacement costs.

The impact of climate change is widely reported, yet the impact high levels of rainfall can have on houses is ignored. Signs that downspouts are blocked include streaks of dirt down the outside of guttering, and may lead to overflowing or blocked sewage. These issues are, generally speaking, straightforward to repair fairly cheaply. However, if the drains are disregarded, the resulting damage can lower the value of the property and become increasing harder to repair.

Traditionally built property

We are purchasing a barn conversion. What should be budgeted for repairs?

Some buyers plan to buy a home with character, such as a period conversion. Use of traditional methods, however, can sometimes be an issue. Ruddington property featuring traditional methods can be surprisingly expensive to repair. It is often the case that specialist knowledge is necessary. Especially for listed buildings, Construction materials, such as original bricks, may be required. Mention this to your surveyor for more information.
