Home Buyers Survey in South Hampstead

HomeBuyer Report

Should I get a Full Structural Survey, Building Survey or HomeBuyer Report for a home in South Hampstead and which one is cheaper?

The Full Structural Survey has a new name called a Building Survey and is essentially the same survey.

If the South Hampstead property is a flat or maisonette, or is 100 or more years old, or has been extended, or is built of unusual materials (e.g. steel and glass), RICS advise the cheaper HomeBuyer Report.

If you are thinking about whether to do any significant alterations, RICS advise you carry out a Building Survey. This option is less cheap, however it will offer a more detailed analysis of the South Hampstead property's general condition along with information on defects as well as maintenance options .

Stone block wall damage

Can Kentish Rag stone-built houses be hard to upkeep. What should we look in to? Does the surveyor give advice on this?

There are several of defects and issues associated with stone-built property. Issues including salt contamination of affect many stone-walled buildings in South Hampstead. Irregular stone walls are not uncommon to buildings in South Hampstead, but dressed (cut) stone may also be used for decoration. Different stone types will also decay a different rates based on environmental conditions.

For example, limestones such as Bath stone or Kentish Rag will deteriorate when exposed to the elements. Repair advice often includes removal of invasive plants, such as ivy.

Shocking Electrics

When I viewed the mid-century home I am planning to purchase, it appeared that there could be corrosion of the wiring; does a surveyor write anything on the electrics?

During a South Hampstead Home Buyers Survey your surveyor will usually report on the condition of the electrics if it is clear that the electrics are in a hazardous condition. This should include a general check of the superficial parts of the wiring, fusebox etc. and other things, for example verifying the condition of the fitted electrical appliances, for example storage heaters. Verifying the location of the documents from a test on the condition of the electrical installations conducted by an electrician should be part of the survey in South Hampstead. Reporting on any documentation from the most recent Periodic Inspection Report conducted by a suitably qualified electrician should usually be part of the survey.

Wall cracks caused by subsidence

What is subsidence? Is this a urgent risk, and what subsidence information does the South Hampstead house survey include?

Subsidence is the movement of the foundations of a house which compromises its structural integrity. Most houses experience minor cracking which will not affect the building's structure. In some older houses cracks are noticeable in Summer[ that close up in the winter] when the materials draw in water, but cracks like these are generally benign.

Subsidence results from a range of factors. For example, water leaking from a collapsed drainage will wash away the earth protecting the building's foundations. This reduces the volume of the subsoil, allowing the weight of the property to distort the supporting ground. In serious conditions, movement can worsen, leading to subsidence. This is not usually a concern in England and Wales however.

Identifying what has caused the subsidence is a necessary first step. It has been estimated that around 70% subsidence cases are caused by tree roots drawing moisture from the soil. Damaged but non-structural elements should be filled and re-weatherproofed. Specialist geological and drain surveys may also be required as the movement of soil can sometimes crack drains or water mains.

RICS Homebuyer Report valuation

I'm confused - which surveys include a valuation and an estimate of rebuild costs for insurance purposes and how is it worked out

The Homebuyer Report includes a valuation and a reinstatement (rebuilding) cost estimate. To be able to determine the value of the property your RICS valuer will pair knowledge of South Hampstead and other considerations about the property e.g. general condition Surveyors also examine materials used and will use other assumptions such as there being no major problems. Surveyors disregard certain things like furnishings, for example curtains. The surveyor relies on standard assumptions that there are no costly legal issues such as Rights of access and egress over all communal areas. These will be investigated by your solicitor during the legal process.

Further area conjectures, like the access roads not being in private control, are made in addition to local environmental concerns like the area being prone to flooding, also being considered.

A Building survey does not include a valuation as standard. However we can add a valuation for a nominal fee. Alternatively a Property Valuation Report (PVR) can be carried out.
