Home Buyers Survey in Stapleford

HomeBuyer Report

Is it best to choose a HomeBuyer Report, Full Structural Survey or Building Survey on a property in Stapleford and which is the cheapest?

The Full Structural Survey is now called a Building Survey and is essentially the same.

If the Stapleford property is a flat or maisonette, or is over 100 years old, or has been structurally altered, or is built of unusual materials, RICS recommend the cheaper HomeBuyer Report.

If you are thinking about whether to do any significant alterations, it would be better that you choose a Building Survey. The Building Survey is less cheap, but it does give you exhaustive analysis of the Stapleford property's condition as well as an opinion on defects , repairs and maintenance options .

Damaged Render

What will the RICS Surveyor be focused on, on a smooth stucco coated Victorian house in Stapleford which I am thinking of purchasing.

Stucco is really dense render. Commonly stucco render is applied to brick hardens to an even finish. The effect is highly beautiful and is common on some Victorian and Regency properties. it can be prone to defect and Stapleford surveyors can reveal potentially expensive to remedy problems such as when stucco is exposed to on-going weathering which gets saturated and thus prone to frost damage

Another example of problems associated with stucco may result from the pressure from heavy loads such as cracking under the eaves. Re-applying problems can be difficult and costly as the skills are becoming more difficult to find.

Wall cracks caused by subsidence

We saw evidence of that windows in the cellar did not line up, is this subsidence? What subsidence-related matters will the Surveyor look into?

Movement of a structure on a structural level is called subsidence. However, there is a difference between settlement and subsidence. There are several frequently-occurring causes of subsidence. For example, water leaking from a broken drainpipe will wash soil away from the foundations. This reduces the volume of the subsoil, allowing the weight of the property to distort the supporting ground. Organic material in the sub-soil can also create issues. Organic material such as peat is usually stable if kept moist by the water level, but if the water level falls and the soil dries out, this organic matter will decompose. The weight of the foundations will then compress the sub soil.

The root cause of any subsidence must be found before repairs can commence. Any further movement, or risk of movement, must be halted. Damaged but non-structural elements should be filled and re-weatherproofed. Unfortunately, even with professional help, a definite diagnosis can in rare cases take months. A Stapleford surveyor can offer some advice and guidance if this may be the case.
