Home Buyers Survey in Alcester

RICS Level 2 Survey

Should I opt for a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a home in Alcester and which would be the cheapest?

The Full Structural Survey has changed its name to a RICS Level 3 Survey but is essentially the same comprehensive survey.

If the Alcester property is a flat, or was built before 1900, or has been extended or modified, or is of non standard construction (i.e. not brick and tile), RICS recommend the cheaper RICS Level 2 Survey.

If you are planning to carry out alterations, it would be better that you opt for a RICS Level 3 Survey. This survey is not as cheap however it does give a more detailed analysis of the Alcester property's state of repair and it includes an opinion on defects as well as maintenance options .

Landfill site near home

What should I be aware of when purchasing a house proximate to a rubbish dump

Landfill Sites take many forms including domestic refuse disposal. Understandably, no one wants to live near one (most people do live under 2km away from one). Concerns include methane gas generation. Potential health concerns for example gut problems have been associated to landfill sites .

RICS Level 2 Survey in Alcester will note structural defects resulting from the landfill. Your solicitor will commission environmental searches of the Environmental Agency database as well as Stratford-on-Avon Local Authority and inform you if the search uncovers a local landfill site .

Shocking Electrics

When I visited the house I am hoping to move into I noticed that there might be an overload of the fuses/fusebox - does a the surveyor go into detail on any faults with the electrics?

During a RICS Level 3 Survey in Alcester the home surveyor should remark on the condition of the electrics if it looks like they are in an unsatisfactory state of repair. A professional surveyor is trained to report back on things like verifying the condition of any fitted appliances e.g. water heaters or verifying the condition of any visible wiring a sample of the range of light fittings and switch gear. A check for the documents from a test on the condition of the electrical installations carried out by an electrician will form part of the survey.

The IEE (Institute of Electrical Engineers) advise a Periodic Inspection be completed at least every 10 years (or every 5 if letting).
