RICS Level 2 Survey

Should we select a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey for a property in Dosthill and which one is the cheapest?

The Full Structural Survey has a new name called a RICS Level 3 Survey, although it is essentially the same survey.

If the Dosthill property is an apartment, or was built before 1900, or has been extended, or is of non standard construction (i.e. not made of bricks), RICS advise a cheaper RICS Level 2 Survey.

If you are thinking about whether to do any major works, you should you book a RICS Level 3 Survey. The RICS Level 3 Survey is less cheap but it does give comprehensive details of the Dosthill property's state of repair as well as information on defects and maintenance options .

RICS Level 3 Survey on apartments

Should I upgrade to full structural survey prior to investing in a shabby eighties garden apartment in Dosthill?

Structural surveys have been renamed as RICS Level 3 Survey. A RICS Level 2 Survey will suffice for a non period unmodified apartment built out of conventional building materials i.e. brick/tile. A RICS Level 3 Survey would be the suitable selection for the apartment described. Around 3 days following a thorough site survey of the accessible parts of the house, the RICS surveyors report will be emailed and posted to the prospective purchaser detailing any crucial advice about the materials used for the construction of the house.

There will be one or two limitations with the survey because a surveyor is not able to open up the fabric of the of the Dosthill building for example lifting up floor coverings.

Wall cracks caused by subsidence

We are planning to buy a 1975-built house in Dosthill and spotted that there is a 4mm crack above the windows in the bathroom. What are the risks, and what subsidence issues does the Surveyor report on?

Movement of a structure on a structural level is called subsidence. Where the home is of very recent construction, the builder will usually return to a new structure after six months in order to repair settlement damage.

Subsidence can be difficult to diagnose, due to the fact that the usual signs could quite easily be caused by other factors. Organic material in the sub-soil can also create issues. A high water table will ensure that organic materials in the soil, such as peat, do not decompose but if the soil dries, this organic matter will begin to rot and become unstable. This causes the volume of soil to reduce so that foundations can crush the subsoil.

Restoration work cannot begin until the original source of the movement is found. Removing or even pruning the tree(s) causing subsidence may be enough to halt any further movement. Existing trees must be well managed, and new trees should be planted at a safe distance from the exterior walls of the property. Oak and elm trees must be located well away from the property, at least 30m. Structural brickwork may need to be dismantled and rebuilt, or more cosmetic areas can effectively be repaired with resin filling in the cracks. This can also be time-consuming, and inconvenient. Unfortunately, even with professional help, a definite diagnosis can in rare cases take months. A Dosthill surveyor can offer some advice and guidance if this may be the case.

Roof defects identified during a survey

We're purchasing a house in Dosthill. What aspects of the roofing will be checked?

This often causes anxiety for Dosthill buyers who have had to put up with weeks of scaffolding around their home while work is underway. Homes throughout Dosthill can be blighted by difficulties with the roof, for example, dry rot. From trusses to wind braces, every part of the roof should be reported on. Factors like amateur repairs are particularly troublesome for flat roofed property.

It may be inconvenient to employ scaffolding to perform repairs, especially in the busy parts of Dosthill, but it is a health and safety necessity. A quote for the work could be sought from a reliable contractor in Dosthill. Speak to Kettle T J of 1 Roach, Dosthill, Tamworth, B77 1LN on 01827 250464 for more information.
