Home Buyers Survey in Ferring

RICS Level 2 Survey

Is it best to select a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey on a home in Ferring and which one is the cheapest?

The Full Structural Survey is now called a RICS Level 3 Survey and is effectively the same survey.

If the Ferring property is an apartment, or was built before 1900, or has been extended or modified, or is built of unusual materials, RICS advise a cheaper RICS Level 2 Survey.

If you are planning to carry out major works, RICS advise you opt for a RICS Level 3 Survey. This more detailed survey is not as cheap but it does offer a more detailed analysis of the Ferring property's state of repair as well as information on defects and maintenance options .

Timber damage by insect larvae

A resident warned us about bugs affecting properties nearby. What should we do?

Any questions about pests affecting a Ferring building may not be asked by the lawyer. This problem should be taken seriously. An affected building may not always be easy to identify, for example, irritating cluster flies will hibernate in Autumn, but will return every year without treatment. Remedies to bug or other pest issues can include professional cleaning and removal or excision of affected timber. If you strongly suspect an issue with termites, or any pest, speak to your surveyor

Subsidence resulting from soft clay soil

What impact does clay soil have on a property's foundations? Will the Property Survey look into this, and will the Surveyor advise on upkeep?

Clay soil is related to a handful of potentially severe defects. Issues range from severe changes in the water table level to soil movement, both of which can put a home's foundations under great strain. Evidence of clay soil-related problems can sometimes be found throughout a house. The real impact of this could reveal itself as anything from unremarkable minor wall cracks in the bedroom, to complete structural failure. A Ferring surveyor will take into account and clay soil related concerns, and advise accordingly. In some more extreme cases, the building foundations may need extra support, but this can be costly.

Other external areas of the property

On a RICS Level 2 Survey carried out in Ferring what does 'E9' include?

Miscellaneous external elements are including here that do not fit elsewhere in Section E. Missing spindles, or those which are either too far apart or climbable is an example of this.

The RICS Level 2 Survey is designed to be user-friendly. As buyers in Ferring are unlikely to be experts in local building techniques and materials themselves, the report is written with as little jargon as possible. Red, amber and green ratings give house buyers indicate how concerning each aspect of the report is.

Asbestos roof tiles

The seller has mentioned there is a danger of blue asbestos textured coatings in the apartment. Is this a major concern?

Asbestos is a dangerous material formed from metamorphic rocks. Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) may be in building materials such as sprayed on coatings. Its use is widespread, for example - as it has very good resistance to chemical damage properties, it may be found in sealant.

All forms (including white) are ultimately hazardous and might lead to lung cancer following prolonged exposure. If discovered, one must be careful however, on no account to remove asbestos and professional advice must be taken immediately.

Ferring Surveyors cannot confirm the existence asbestos as part of the survey. Your surveyor will mention the risk of asbestos and should recommend relevant tests.

RICS Level 2 Survey valuation

Does a survey include a valuation and reinstatement cost estimate and how is it worked out

Ferring RICS Level 2 Surveys a property valuation and a rebuilding cost. To estimate the market value your surveyor will relate to area knowledge and other factors about the property e.g. state of repair Surveyors also examine construction methods and will make certain key assumptions, for example there are no dangerous materials. Surveyors ignore things like furnishings, for example curtains. The valuation also assumes that there are no major legal issues for example consents for works having been granted. Such concerns will be clarified by your conveyancer.

Additional local area assumptions, like the property being insurable, are made in addition to environmental issues like mining activity, which are also considered as part of the valuation.

A RICS Level 3 Survey does not include a valuation as standard. However we can add a valuation for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out.
