RICS Level 2 Survey

Is it best to choose a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey for a home in Keighley and which one is the cheapest?

The Full Structural Survey has been renamed a RICS Level 3 Survey but is basically the same the same.

If the Keighley property is a flat, or is 100 or more years old, or has been extended or modified, or is built of unusual materials (e.g. steel and glass), RICS recommend the cheaper RICS Level 2 Survey.

If you are planning to do any significant alterations, RICS advise you select a RICS Level 3 Survey. This more detailed survey is not as cheap, but it does give you an in-depth analysis of the Keighley property's condition as well as including an opinion on defects and maintenance options .

Roof defects identified during a survey

The next-door neighbour warned us that access to the roof could be a problem, and we expect to budget something for roof maintenance. Which issues relating to the roof will be considered?

This is often asked by house purchasers who know that homes can, to the disappointment of their would-be owners, still suffer wet rot, among a range of other roofing issues. All parts of the roof must be considered during the survey. This can include anything from ceiling joists to dormer windows, and any defects addressed as soon as possible.

Replacement of tiles and other roof repairs need not always be costly, but they should be budgeted for carefully. A RICS Level 3 Survey prior to exchange is highly recommended, so that you fully understand what expenses you will be facing. Once the surveyor has delivered their report, consider arranging a quote from a Keighley contractor for the job itself.

RICS Level 2 Survey valuation

Can I get an independent and professional valuation and cost of rebuild estimate and how is it worked out

The RICS Level 2 Survey contains a valuation and a rebuilding cost. To ascertain the correct valuation your RICS valuer will call upon local property market knowledge as well as other factors about the property e.g. state of repair. The RICS surveyor will also consider style of architecture and will use key assumptions, for example the building connected to mains services such as electricity. A RICS Level 3 Survey does not include a valuation as standard. However we can add a valuation for a nominal fee. Alternatively a Property Valuation Report (PVR) can be carried out. The valuation is also on the basis that there are no costly legal problems for example the tenure being as indicated (e.g leasehold). These will be investigated by your solicitor.

Further area conjectures like connection to sewers, are made as well as any significant Keighley environmental issues like industrial buildings, which will also be factored in.

Timber damage by insect larvae

My partner spotted signs of vermin in the hallway. Should we get a residential surveyor?

Pests like termites may sometimes seem a small, even irrelevant, matter when buying in Keighley. Regrettably, pests can impact a home's worth and affect the health of residents. An affected house may not always be easy to identify, for example, damage to stored clothes or carpets is a sign of a moth infestation, but may not be spotted for months. Remedies to insect infestation can include insecticides. If you strongly suspect an issue with termites, or any pest, speak to your property surveyor
