Amber, or condition rating 2, defects will need to be repaired or replaced at some point. The condition of this particular aspect of the property is unlikely to require urgent work, however. The surveyor will confirm that all external doors work if keys are present, but they cannot otherwise be forced open. In general, the seal condition of double glazing is covered. Broken door glazing is an example of this.

Wall cracks caused by subsidence

We are buying a 1982-built home in Tongwynlais and found a gap below the skirting board in the cellar. What subsidence issues will the home survey review?

Subsidence is defined as movement of the foundations of a home, but some degree of movement will always occur. Recently built homes, for example, will need to settle beneath the structure's own weight. The builder will likely return to a new home after time has passed in order to make repairs.

Collapsed drains, including mains drains, can cause subsidence by washing away or loosening subsoil. This is an example of groundwater subsidence. Signs of potential subsidence include new or growing cracks in exterior brickwork.

Identifying what has caused the subsidence is a necessary first step. Repairing leaking drains, water mains or broken downpipes which are the cause of the subsidence, should be all that is needed to stabilise the home, with no underpinning required. In some more serious situations, underpinning may be necessary. Underpinning involves holes being dug 1 metre long and around 1.5 metres deep, along all affected sections of wall, and just beneath the present foundations. Reinforcement bars and concrete are then inserted into these pits to support the structure, as the rest of the foundations are dug out and similarly filled in with concrete. A surveyor will be able to tell you if there is subsidence in your home or not, and what is causing it.
