RICS Level 2 Survey

Is it best to select a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a property in Windsor and which is the cheapest?

The Full Structural Survey has a new name called a RICS Level 3 Survey, however it is effectively the same comprehensive survey.

If the Windsor property is a flat, or is 100 or more years old, or has been structurally modified, or is built of unusual materials (e.g. thatch roof), you should go for a cheaper RICS Level 2 Survey.

If you are planning to do any significant alterations, it would be better that you commission a RICS Level 3 Survey. On the RICS Level 2 Survey, what are the usual Condition rating 3 defects affecting main walls?

A condition rating of three is used to emphasise the most crucial repairs. Defects marked in red may also need further inspection by an expert. For a Windsor property, one issue is a cracked arch. The surveyor's report on the condition of the external walls will consider all visible defects, an in-depth RICS Level 3 Survey may be required if serious foundational issues are suspected. Asbestos roof tiles

A builder friend commented that there is a concern of an asbestos fireplace in existence at the flat. What is asbestos and will the survey look at this?

Asbestos is a pernicious fibrous material. The 3 main types are Blue, Brown and White may be in building materials such as soffit boards.

Asbestos was commonly used as it has characteristic heat resistance qualities and it may be found in duct connectors. Technically all forms are ultimately carcinogenic and can lead to lung cancer if inhaled over sustained periods. Contrary to common perception, inhaling a single fibre will not kill you.

Should you find asbestos, you should be careful not to move the it. Professional advice must be taken ASAP. Removing it is dear and must always be carried out by trained experts.

Surveyors do not test for asbestos as part of the survey. Surveyors will mention the risk of asbestos and should suggest experts are consulted.
