Home Buyers Survey in Windsor

HomeBuyer Report

Is it best to select a HomeBuyer Report, Full Structural Survey or Building Survey on a property in Windsor and which is the cheapest?

The Full Structural Survey has a new name called a Building Survey, however it is effectively the same comprehensive survey.

If the Windsor property is a flat, or is 100 or more years old, or has been structurally modified, or is built of unusual materials (e.g. thatch roof), you should go for a cheaper HomeBuyer Report.

If you are planning to do any significant alterations, it would be better that you commission a Building Survey. This survey is not as cheap but it does give you comprehensive details of the Windsor property's state of repair along with advice on structural defects as well as maintenance options .

Stone block wall damage

Do stone-walled structures create issues for residents? What defects should we be aware of, and what will the survey reveal?

Stone walls are often ignored by home buyers due to their apparent strength and solidity, and the defects impacting a type of stone will vary according to its properties. Irregular stone often has a more rustic appearance, but the mortar used may be susceptible to a higher rate of decay. Stone will also decay as a result of environmental conditions, for example, limestone can quickly deteriorate. Advice for better upkeep will vary according to the needs of individual property, such as repointing mortar with a suitable material.

Contact a local mine or quarry, e.g. Jayflex Construction Ltd, The Royal Waiting Room, Datchet Road, Windsor, Berkshire, SL4 1QG for details. Call 01753 833994 for more information.

If, in the course of carrying out maintenance, you need further advice, get in touch with a local firm - York Stone, Common Rd, Dorney, Windsor, SL4 6PX could help.

External walls

On the HomeBuyer Report, what are the usual Condition rating 3 defects affecting main walls?

A condition rating of three is used to emphasise the most crucial repairs. Defects marked in red may also need further inspection by an expert. For a Windsor property, one issue is a cracked arch. The surveyor's report on the condition of the external walls will consider all visible defects, an in-depth building survey may be required if serious foundational issues are suspected. The damp proof course is also covered under Section E4.

Asbestos roof tiles

A builder friend commented that there is a concern of an asbestos fireplace in existence at the flat. What is asbestos and will the survey look at this?

Asbestos is a pernicious fibrous material. The 3 main types are Blue, Brown and White may be in building materials such as soffit boards.

Asbestos was commonly used as it has characteristic heat resistance qualities and it may be found in duct connectors. Technically all forms are ultimately carcinogenic and can lead to lung cancer if inhaled over sustained periods. Contrary to common perception, inhaling a single fibre will not kill you.

Should you find asbestos, you should be careful not to move the it. Professional advice must be taken ASAP. Removing it is dear and must always be carried out by trained experts.

Surveyors do not test for asbestos as part of the survey. Surveyors will mention the risk of asbestos and should suggest experts are consulted.
