RICS Level 2 Survey

Should I book a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey for a house in Ackworth and which is cheaper?

The Full Structural Survey has been updated to a RICS Level 3 Survey but is essentially the same level of survey.

If the Ackworth property is a flat, or is an older property, or has been structurally altered, or is of non standard construction (i.e. not brick and tile), you should go for the cheaper RICS Level 2 Survey.

If you intend to make any major works, RICS advise you book a RICS Level 3 Survey. This more detailed survey is less cheap but it will offer a thorough analysis of the Ackworth property's state of repair in addition to an opinion on defects , repairs and maintenance options .

Stone block wall damage

We are purchasing an 1840s conversion with stone walls. Are there any issues that need to be investigated, and what does the survey cover?

Britain's varied geology has encouraged the use of many varieties of stone, from Stainton Sandstone to Cromwell Sandstone. Defects affecting stone-built properties can vary, penetrating damp being relatively common. Irregular stone walls are found throughout the county, and can require more care and attention that regular, brick-like stone walls due greater impact the weather can have on exposed mortar. Different stone types will also decay a different rates based on environmental conditions. For example, limestone can quickly deteriorate. Repair advice often includes careful removal of nearby trees and plants. Be careful not to pull these up by the roots, as they could already be intertwined with the wall's foundations, which will cause more damage.

Ask your surveyor for clarification if you are in doubt as to likely maintenance, particularly if the house in question is listed or located in a conservation area.

Asbestos roof tiles

The estate agent stated there is a possibility of asbestos boards around radiators affecting the property. Why would there be asbestos, are there any health risks and will the RICS Level 3 Survey in Ackworth report on it?

Asbestos is a dangerous fibrous mineral. There are over 60 types, 6 of which were used in the UK and are often found in the building materials including vinyl flooring.

Asbestos was commonly used as it has very good tensile strength properties, it may be found in asbestos blocks. Technically all forms including Chrysotile are ultimately potentially fatal and may lead to lung cancer following prolonged exposure. If found, care should be taken on no account to displace it. Professional advice should be sought as soon as possible.

Surveyors cannot verify the presence of asbestos as part of the survey. However they will report on potential asbestos and should recommend professional testing.

Gas flame

Does a surveyor examine the state of repair of the gas heaters?

The local surveyor will visually inspect the easily accessible parts of the system. This means things like the gas pipe route for example, as well as gas related appliances for example - chimney breasts or flues. Gas fittings will not however be detached. Most people are aware that gas is potentially unsafe and if there are any concerns about gas, contact a gas safe engineer.

The regulations stipulate that all landlords are obligated to conduct appliance and installation inspections yearly and punishments for failure to comply include heavy fines .
