Home Buyers Survey in Alfriston

RICS Level 2 Survey

Should we choose a Full Structural Survey, RICS Level 3 Survey or RICS Level 2 Survey for a home in Alfriston and which one is cheaper?

The Full Structural Survey has been renamed a RICS Level 3 Survey, however it is effectively the same.

If the Alfriston property is a flat or maisonette, or is 100 or more years old, or has been structurally modified, or is of non standard construction (i.e. not brick and tile), you should choose the cheaper RICS Level 2 Survey.

If you are thinking about whether to make significant alterations on the property, RICS recommend you choose a RICS Level 3 Survey. The RICS Level 3 Survey is not as cheap however it does give an in-depth analysis of the Alfriston property's state of repair and it includes advice on structural defects , general repairs as well as maintenance options .

Asbestos roof tiles

The neighbour stated there may be a risk of brown asbestos boiler cupboard being found in property. Why would there be asbestos?

Asbestos is a harmful fibrous substance. Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) are often building materials e.g. home appliances.

Asbestos was commonly used as it has characteristic heat resistance qualities and it may be found in cooker insulation. Technically all forms including white ( Chrysotile) are ultimately carcinogenic and may lead to lung cancer if inhaled over sustained periods. If discovered, one must be careful on no account to remove asbestos and professional advice should be sought ASAP.

Alfriston Surveyors do not verify the presence of asbestos on a survey. However they will note the risk of asbestos and should advise accordingly.

Shocking Electrics

When we saw the unmodernised property we want to move into we think we noticed that there were damaged electrical sockets; will the Alfriston surveyor go into detail on any faults with the electrics?

During a RICS Level 3 Survey in Alfriston your RICS surveyor will typically comment on the state of the electrics if it appears that the electrics are in a less than satisfactory condition. This will include a visual inspection of any uncovered parts of the wiring, fusebox etc. on top of things like the whereabouts of the meter and fuse board or checking the condition of any visible wiring a sample of switch gear. Verifying the location of the documentation from a test on the condition of the electrical wiring conducted by an electrician will usually form part of the survey.

Confirming the existence of any documents from the most recent Periodic Inspection Report carried out by an electrician should usually be part of the survey in Alfriston .

The Institute of Electrical Engineers (IEE) suggest an electrical check need be completed every ten years (or every 5 if letting out).
