Wall cracks caused by subsidence

Subsidence is movement in a home's foundations. Generally, subsidence can be resolved. The builder will likely return to a new home after time has passed in order to make repairs.

Subsidence can be caused by a range of factors. For example, water leaking from a broken pipes will wash soil away from the foundations. By reducing the volume of the subsoil, the earth is more readily displaced by the weight of the property. Inside the property, keep an eye out for new cracks in the plaster, and 'rippling' in wallpaper that isn't caused by damp.

The root cause of any subsidence must be found before repairs can commence. Removing or even pruning the tree(s) causing subsidence may be enough to halt any further movement. Existing trees must be well managed, and new trees should be planted at a safe distance from the exterior walls of the property. Beech and sycamore trees, for example, should be planted at least 15m from a property. Specialist geological and drain surveys may also be required as the movement of soil can sometimes crack drains or water mains.
