RICS Level 2 Survey

Is it best to choose a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey for a property in Barnet and which is cheaper?

The Full Structural Survey has a new name called a RICS Level 3 Survey, however it is basically the same the same level of survey.

If the Barnet property is a flat or maisonette, or is an older property, or has been substantially modified, or is built of unusual materials, you should choose the cheaper RICS Level 2 Survey.

If you intend to do any alterations, RICS recommend you opt for a RICS Level 3 Survey. This survey is not as cheap but it will offer comprehensive details of the Barnet property's condition in addition to advice on structural defects as well as maintenance options .

Timber damage by insect larvae

Will insects affect the purchase price of a Barnet house. What advice should we get?

Infestations can range from the mild and harmless, to the seriously harmful. When purchasing a building, this matter should be borne in mind. It is vital that buyers consider this oft-overlooked aspect when making an offer.

Signs may not be evident for weeks or months, carpet beetle larvae, or 'woolly bears' may be recognised by distinctive round bite marks along seams of clothing. Able to survive months without food, there may initially be no obvious evidence of their presence. Remedies to bug or other pest issues can include professional cleaning or removal of infected furniture.RICS guidelines on the issue of pests are something of a 'grey-area', so specific fears should be mentioned to your home surveyor.

Shocking Electrics

When we were shown the house we are planning to move into we think we noticed that there could be corrosion of the wiring; will the Barnet surveyor go into detail on the wiring and electrical system?

When preparing a Barnet Home Buyers Survey the surveyor will usually add detail on the state of the electrics if it appears that they are in a poor state of repair. He or she is trained to issues like reporting on the state of fixed electrical appliances, e.g. heaters or reporting on the condition of a representative sample of the range of light fittings and switch gear. Reporting on any documentation from the most recent PIR conducted by a suitably qualified electrician will usually be part of the RICS Level 2 Survey in Barnet.

The IEE (Institute of Electrical Engineers) recommend a periodic test is carried out at least every 10 years (or every 5 if letting out).

Traditionally built property

We are buying a 16th Century converted cow-house in Barnet. What should be budgeted for regular maintenance?

Older construction methods and materials can be a cause of concern for would-be buyers. Properties employing traditional methods can be unexpectedly hard to maintain. It is often the case that specialist expertise is necessary. Traditional building materials may also need to be sourced, particularly in the case of listed buildings.
