RICS Level 2 Survey

Should we get a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey for a house in Baschurch and which one is the cheapest?

The Full Structural Survey has been renamed by RICS as a RICS Level 3 Survey but is basically the same the same level of survey.

If the Baschurch property is a flat or maisonette, or is a period property, or has been extended or modified, or is built of unusual materials (e.g. steel and glass), you should go for the cheaper RICS Level 2 Survey.

If you intend to do any significant alterations, you should you book a RICS Level 3 Survey. This survey is less cheap, but it does give you a more detailed analysis of the Baschurch property's general condition along with information on defects as well as maintenance options .

Subsidence resulting from soft clay soil

We are buying a Baschurch property built in the late 80s, but it has clay foundations. Can my Home Buyers Survey investigate this?

Negative effects that clay soil can have on a structure can create long-term problems for Baschurch buyers, with subsidence being a common example. The consequences may take years to be noticed, or could be felt suddenly. Expansive clay soil can put lateral pressure on a house's foundations, forcing them inward. Where the foundation walls have insufficient support, they will bow and crack. This can result in costly and even dangerous structural damage. During the RICS Level 2 Survey or RICS Level 3 Survey, the effect that the soil make up could have on the house will be considered. If you are particularly concerned about a crack or other sign of movement, the surveyor can also report on whether it is recent, or an indication of much earlier subsidence.

Asbestos roof tiles

A friend's builder stated there is a concern of asbestos roof tiles affecting the property. Why would there be asbestos and can it be treated?

Asbestos is a harmful fibrous substance. The 3 main types are Blue, Brown and White and they were commonly used in building materials e.g. cement sheet.

Asbestos was commonly used as it has excellent tensile strength properties, it may be found in cement.

All forms are ultimately deadly and can lead to lung cancer following prolonged exposure. Should you find asbestos, you should be careful on no account to displace asbestos and expert advice must be taken immediately.

Surveyors cannot test for asbestos during a Baschurch RICS Level 3 Survey. They will note potential asbestos and should recommend relevant tests.

Stone block wall damage

I am buying a stone-walled home. What should we be particularly aware of?

The cost of repairs for stone-built houses in Baschurch can be higher than for more standard. Issues which impact the lifespan of stone-built elements are as diverse as the stone varieties themselves. The two main forms of mortared stone wall construction found in Baschurch are regular and irregular. Dry stone construction is used in garden walls and field boundaries, but is rarely employed for inhabited structures. Repair advice often includes careful removal of nearby trees and plants. Be careful not to pull these up by the roots, as they could already be intertwined with the wall's foundations, which will cause more damage.

Ask your surveyor for clarification if you are in doubt as to likely maintenance, particularly if the house in question is listed or located in a conservation area.

Contact a local mine or quarry, e.g. Grinshill Quarry, Grinshill, Shrewsbury, Shropshire, SY4 3LF, quarrying Sandstone, for details. Call 01939 220522 for more information.

To find a specific quarried stone, contact a Baschurch firm, such as Shropshire Stone & Granite Co at Station Rd, Baschurch, Shrewsbury, SY4 2BQ.

Damaged Render

What sort of issues will the Chartered Surveyor look for on a stucco regency house in Baschurch that I am thinking of purchasing.

Stucco is really just smooth type of render. Typically it is applied to brick (sometimes also ceilings) that sets to a smooth and attractive finish. The effect is very grand in appearance and is found on Regency houses. Stucco is often prone to defect and Surveyors in Baschurch frequently detail issues for instance lateral visible cracking revealing the lines of mortar in the brickwork

Another example of problems associated with stucco might be when dampness beneath flashings that results in the render detaching. Resolving problems may be difficult as renderers are becoming harder to find.
