Subsidence is movement in a home's foundations. In the majority of cases, subsidence can be fixed. In some older homes cracks appear in Summer[ that close up in the winter] when the materials soak up water, but these are in most cases of no concern.

In areas where clay soil is common, a long period of dry weather will cause the moisture level of the soil to fall. This dries out and shrinks the clay, pulling on the homes foundations and causing movement. In some cases, the presence of buried peat or other organic material, which then decomposes, can also destabilise all or part of a foundation. This will cause the soil beneath and around the foundations to collapse.

Identifying the cause of subsidence is the first step to its solution. Any further movement, or risk of movement, must be halted. Chartered surveyors should be able to identify a subsidence problem, while structural engineers may also be required.
