Wall cracks caused by subsidence

The estate agent has suggested subsidence is a concern. Is this a major concern, and what subsidence issues does the Surveyor report on?

Movement of a building on a structural level is called subsidence. However, subsidence should be distinguished from the normal settlement of a home. Additionally, most homes in Birch and Middleton are constructed from a range of materials. These will contract at different rates.

Many houses develop superficial cracks in a wall or floor, due to humidity or temperature changes. In some cases, the presence of buried peat or other organic material, which then decomposes, can also destabilise all or part of a foundation. The weight of the foundations will then compress the sub soil.

Restoration work cannot begin until the original source of the movement is found.This is not always as costly as some buyers fear.Repairing leaking drains, water mains or broken downpipes, which are the cause of the subsidence, should be all that is needed to stabilise the home. Underpinning could be the only option in some cases, unfortunately. Underpinning is usually a last resort due to the cost and inconvenience. If the surveyor cannot give you a conclusive diagnosis, they will recommend that you engage the services of a structural engineer.
