RICS Level 2 Survey

Should I book a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a house in Bishopsworth and which is cheaper?

The Full Structural Survey has changed its name to a RICS Level 3 Survey but is effectively the same comprehensive survey.

If the Bishopsworth property is a flat or maisonette, or is 100 or more years old, or has been structurally altered, or is of non standard construction, then RICS recommend a cheaper RICS Level 2 Survey.

If you intend to do any alterations on the property, you should you choose a RICS Level 3 Survey. This survey is not as cheap, but it will give you exhaustive analysis of the Bishopsworth property's state of repair and it includes advice on defects as well as maintenance options .

RICS Level 2 Survey valuation

Will my survey give a property valuation and an estimate of rebuild costs for insurance purposes (including additional costs such as rebuilding permanent outbuildings) and how is it calculated?

A RICS Level 2 Survey on a Bishopsworth property will include a surveyor valuation and a reinstatement (rebuilding) cost estimate as standard. To ascertain the market value your independent surveyor will use in depth understanding of the Bishopsworth market and other things relating to the property for instance: number of bedrooms Surveyors also reflect on construction type and will make certain other assumptions like there would be no cause to alter the valuation revealed by inspecting parts not inspected. Surveyors don't factor in certain things like furnishings e.g. carpets.

Further Bishopsworth assumptions, such as any cost of repairs being shared amongst tenants or issues with access, are made as well as any significant local environmental problems like the property being underneath a flight path, which are also considered as part of the valuation.

A RICS Level 3 Survey does not include a valuation as standard. A valuation can, however, be added for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out.

Wall cracks caused by subsidence

We saw that the cellar floor dipped in one corner, is this subsidence? What can be done to fix subsidence if subsidence is found during the property survey?

Movement of the foundations of a house is called subsidence. In the case of new builds, the builder should return to a new house after six months in order to repair settlement damage.

Cracks to a ceiling are an obvious indication of subsidence, but they may entirely benign. A severe change in humidity or ambient temperature can also impact a house susceptible to further settlement, possibly as a result of lower-quality materials.

The root cause of any subsidence must be found before repairs can commence. This is not always as costly as some buyers fear.Removing or even pruning any tree(s) causing subsidence may be enough to halt any further movement. Chartered surveyors should be able to identify a subsidence problem, while structural engineers may also be required.
