RICS Level 2 Survey

Is it best to book a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey for a property in Bloxwich and which would be the cheapest?

The Full Structural Survey is now called a RICS Level 3 Survey but is basically the same the same survey.

If the Bloxwich property is an apartment, or is 100 or more years old, or has been extended or modified, or is built of unusual materials, RICS advise the cheaper RICS Level 2 Survey.

If you are planning to do any major works on the Bloxwich property, it would be better that you carry out a RICS Level 3 Survey. This survey is less cheap but it will give you comprehensive details of the Bloxwich property's general condition and it includes advice on defects , repairs and maintenance options .

Wall cracks caused by subsidence

We are buying a 1964-built flat in Bloxwich and found that the garage floor was uneven. What subsidence issues will the RICS Level 2 Survey reveal?

Subsidence refers to the movement of a home and its foundations. Subsidence and settlement are often confused. Settlement generally happens in newer homes, and is rarely a cause for concern. The structure's weight can cause the ground beneath the foundations to compact, but this should settle after a short while. Less common than subsidence, but potentially as destructive, heave occurs when the ground is forced up rather than down.

There are several frequently-occurring causes of subsidence. One such issue is that soil on ground which slopes downward is not as stable as that flat ground. In very wet or flooded conditions, the soil layer can sometimes become unstable and start to slip downhill. In some cases, the presence of organic material, which then decomposes, can also destabilise the structure. This causes the volume of soil to reduce so that foundations can crush the subsoil.

Finding the cause of any subsidence is key. It has been estimated that around 70% subsidence cases are caused by tree roots drawing moisture from the soil. Structural brickwork may need to be dismantled and rebuilt, or more cosmetic areas can effectively be repaired with resin filling in the cracks. This can also be time-consuming, and inconvenient. Unfortunately, even with professional help, a definite diagnosis can in rare cases take months. A Bloxwich surveyor can offer some advice and guidance if this may be the case.

Damaged Render

What sort of thing will the RICS Surveyor examine on a roughcast rendered (stucco) regency house in Bloxwich.

Stucco is a sort of flat finish render. Usually stucco render is layered over brick (sometimes also ceilings) hardens to a smooth and even finish. The coating is very attractive and is common on some Victorian and Georgian houses. The composition is very similar to plaster. It can have lime in it in addition to animal fibres to stop cracks. Stucco is often prone to defect and Bloxwich RICS Level 2 Surveys commonly detail potentially expensive to remedy problems like trapped water resulting in problems with damp requiring costly repairs

Another example of problems could be when the stucco has been taken down to ground level and short circuits the Damp Proof Course. Re-coating problems with stucco can be difficult as the skills are becoming rarer.

Roof defects identified during a survey

We have made an offer for a property with a converted attic in Bloxwich. I am particularly concerned about the state of the roof. What should we do about roof repairs?

This often causes anxiety for house purchasers. A large number of properties may be exposed to difficulties with the roof, for example, sagging beams. From parapet walls to decking, all aspects of the roof should be reported on. Flat roofs are also known for the trouble they can cause, often the result of holes or cracks in the waterproof layer.

Roof maintenance need not always be costly, but they should be budgeted for carefully. A RICS Level 3 Survey prior to exchange is highly recommended, so that you fully understand what expenses you will be facing. Once the surveyor has delivered their report, consider arranging a quote from a Bloxwich contractor for the job itself. Asbestos roof tiles

A builder friend noted there is concern white asbestos ceiling material in existence at the flat. Which types of asbestos are a concern, will this be a hazard and does the Bloxwich RICS Level 3 Survey report on it?

Property constructed before the 80's may conceal some asbestos based materials. Asbestos is a dangerous fibrous material. Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) were commonly found in the building materials for example asbestos packing in stud walls.

Asbestos was commonly used as it has good fire retarding qualities and it may be found in central heating flues. It was primarily mined in South Africa.

All forms are ultimately pernicious and may lead to lung cancer or pleural disease if inhaled over sustained periods. Contrary to breathing in a solitary fibre is not fatal.

Care should be taken if asbestos is discovered not to displace it. Professional advice should be sought as soon as possible. Getting rid of it is dear and must always be completed by trained experts.

Surveyors do not test for asbestos on a Bloxwich home survey. Your Bloxwich surveyor should note the risk of asbestos and will suggest further investigation.
