Home Buyers Survey in Brecon

RICS Level 2 Survey

Should I go for a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey for a house in Brecon and which would be cheaper?

The Full Structural Survey has been updated to a RICS Level 3 Survey and is effectively the same level of survey.

If the Brecon property is a flat or maisonette, or is 100 or more years old, or has been extended, or is built of unusual materials (e.g. thatch roof), then RICS recommend a cheaper RICS Level 2 Survey.

If you intend to carry out major works on the property, RICS recommend you carry out a RICS Level 3 Survey instead. This more detailed survey is not as cheap, but it does provide you with an in-depth analysis of the Brecon property's condition along with an opinion on defects , repairs and maintenance options .

Timber damage by insect larvae

My husband spotted signs of vermin in the attic. How do we investigate further?

Pests like carpet beetle larvae may sometimes seem a small, even irrelevant, matter when buying in Brecon. This matter should be taken seriously. It may not be obvious that a house is suffering a severe pest problem, as evidence can be overlooked. As an example, sliverfish (lepisma saccharina), are rarely visible during the day. They will digest paper and wallpaper paste, but are more a symptom of damp than a serious problem themselves. Treatment for bug or other pest issues may include removal or excision of affected timber.

Stone block wall damage

We are planning to buy a property and the seller's agent has made us aware that it has been built with Forest of Dean stone. What matters should we be aware of, and what does the survey cover?

If left in a poor state of repair, stone walls will suffer from structural issues caused by factors including deteriorating bedding. Faults common to poorly maintained stone walls can include deteriorating bedding.

Regular stone walls are built with prepared or cut stone, called ashlar, and are often easier to maintain than irregularly built walls as stones are less likely to come loose or the mortar to decay. Ashlar courses are often used to finish more irregular stone walls, with a brick or rubble wall beneath. This can give rise to maintenance issues if either element of the wall has been treated with a non-breathable material. You can ask the surveyor carrying out the survey for specific advice, but common maintenance suggestions include use of traditional methods to maintain older walls.

Damaged Render

What will the Surveyor take into account on a stucco rendered home in Brecon which we wish to buy.

Stucco is actually a kind of render. Normally stucco render is layered over brick hardens to form an attractive smooth appearance that resembles stone. The effect is very grand in appearance and is was often applied to Victorian houses. It is made from an aggregate, a binder and water and hardens to a dense solid. Stucco is often prone to defect and Brecon RICS Level 3 Survey commonly report issues which can include trapped water leading to damp problems

Another example of problems may include sulphate attack from sulphates or salts sucked out of bricks. Re-covering problems with stucco may be surprisingly expensive as the skills are getting harder to find.
