Is it best to get a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a property in Brent Cross and which would be the cheapest?

The Full Structural Survey has a new name called a RICS Level 3 Survey, although it is basically the same the same.

If the Brent Cross property is an apartment, or is a period property, or has been structurally modified, or is of non standard construction (i.e. not brick and tile), then RICS recommend a cheaper RICS Level 2 Survey.

The RICS Level 2 Survey is intended to be easy to read and understand, unlike some more complex survey reports. Colour coded ratings are used to communicate to what extent any problems or notable points may negatively impact the property. A rating of 'green', or 1, means that the element of the property being investigated is in good condition. Elements of Section E marked as condition rating 1 may however still require regular maintenance. In some cases, an element covered under Section E may be marked as NI, or 'Not inspected'. Where the surveyor is unable to gain access to some areas, e.g. the roof of a block of flats, these aspects of the report will not be completed.

An example defect for this is sagging railings. The part of the RICS Level 2 Survey mentions other aspects which do not fit into the other categories.

Shocking Electrics

When I viewed the thirties house I am intending to move into, it appeared that there is evidence of an overload of the fuses - will the Brent Cross surveyor report on the general state of the electrical system?
