Wall cracks caused by subsidence

The agent said subsidence is worth checking. Is this a serious concern, and what subsidence information does the Bristol and Avon RICS Level 3 Survey include?

Subsidence is movement in a structure's foundations. In the majority of cases, subsidence can be resolved. The builder will likely return to a new structure after time has passed so that they can make minor repairs caused by the settlement.

Subsidence-related cracks are on average wider at the top. A sudden change in the weather can also impact a house susceptible to further settlement, either as a result of poor construction, materials or existing damage.

Restoration work cannot begin until the original source of the movement is found.Repairing leaking drains, water mains or broken downpipes, which are the cause of the subsidence, should be all that is needed to stabilise the home. Underpinning could be the only option in some cases, unfortunately. Underpinning is usually a last resort due to the cost and inconvenience. If the surveyor cannot give you a conclusive diagnosis, they will recommend that you engage the services of a structural engineer.
