Home Buyers Survey in Buckhurst Hill

HomeBuyer Report

Should we go for a HomeBuyer Report, Full Structural Survey or Building Survey on a property in Buckhurst Hill and which one would be cheaper?

The Full Structural Survey has been renamed a Building Survey but is effectively the same survey.

If the Buckhurst Hill property is a flat, or is a period property, or has been structurally modified, or is of non standard construction (i.e. not brick and tile), then RICS recommend a cheaper HomeBuyer Report.

If you are thinking about whether to do any alterations, RICS advise you carry out a Building Survey. This more detailed survey is not as cheap as a HomeBuyer Report but it will offer a more detailed analysis of the Buckhurst Hill property's condition as well as advice on structural defects as well as maintenance options .

Traditionally built property

What do I need to investigate when buying older property? Will upkeep costs be higher?

A property's age can be a cause of concern for would-be buyers, and Buckhurst Hill houses constructed with traditional methods can be difficult to maintain. You should be aware that expert knowledge may be needed. Especially for a home in one of Buckhurst Hill's conservation areas, Construction materials, such as matching tiles, may be required. If you have doubts, speak to your building surveyor for further advice.

Wall cracks caused by subsidence

We are buying a flat in Buckhurst Hill and noticed the driveway surface is broken and uneven. How could this affect the property, and what subsidence-related matters will the RICS Surveyor reveal?

Subsidence is defined as movement of the foundations of a home, but some degree of movement will always occur. New builds, for example, will need to settle under their own weight. Less common than subsidence, but potentially as destructive, heave occurs when the ground is forced up rather than down.

Collapsed drains, including mains drains, can cause subsidence by washing away or loosening subsoil. This is an example of groundwater subsidence. Signs of potential subsidence include doors and windows which stick.

Learning the cause of any subsidence should be the first priority. This is not always as costly as some buyers fear.Repairing leaking drains, water mains or broken downpipes, which are the cause of the subsidence, should be all that is needed to stabilise the home. Underpinning could be the only option in some cases, unfortunately. If the surveyor cannot give you a conclusive diagnosis, they will recommend that you engage the services of a structural engineer.

Damaged Render

What sort of issues will the Property Surveyor look for on a smooth stucco Victorian house in Buckhurst Hill that I wish to buy.

Stucco is in fact just smooth type of solid render. Normally stucco is applied to brick hardens to a smooth surface that is sometimes scored to resemble stone. The effect is very grand in appearance and was found on Victorian and Georgian homes. The composition is very like plaster. It used to have lime in it in addition to a grid underneath to help prevent cracks. Stucco is often problematic and Buckhurst Hill surveyors commonly highlight any number of problems like trapped moisture culminating in internal damp problems. Other issues might include when the stucco is taken down to ground level bypassing the DPC or Damp Proof Course. Fixing problems with stucco can be difficult as the skills are becoming more difficult to find.

Damage caused by high rainfall

What impact may wet conditions have on a house in Buckhurst Hill? Will the house surveyor report on this? Could it affect the property value?

As a frequent surveyor of property in the area, I find it strange that the impact rainfall can have on your home is not given enough thought. If you have visited the house you are buying in on a sunny day, obvious defects may be harder to find, and may lead to water damage. Fortunately, issues with rainwater goods are generally easy to resolve, if caught early.
