Home Buyers Survey in Cardiff Bay

RICS Level 2 Survey

Is it best to go for a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey on a property in Cardiff Bay and which one would be cheaper?

The Full Structural Survey has been renamed a RICS Level 3 Survey but is effectively the same.

If the Cardiff Bay property is a flat or maisonette, or is a period property, or has been structurally altered, or is built of unusual materials (e.g. timber frame), then RICS recommend a cheaper RICS Level 2 Survey.

If you intend to make significant alterations on the property, RICS recommend you choose a RICS Level 3 Survey. This more detailed survey is not as cheap however it will give exhaustive analysis of the Cardiff Bay property's condition along with an opinion on defects and maintenance options .

Damage caused by high rainfall

What impact may heavy rainfall have on a building? Will the home buyers survey report on this? Also, where there [var10], what should we do?

Regular rainfall is common in Cardiff Bay and across the country, but rain and the effect it can have on property in Cardiff Bay are often overlooked. As an example, spalling on walls around drainage may indicate that the downspouts are damaged, and may lead to damp and mould. The good news is that problems with drains are generally easy to remedy, if not neglected. However, if the drains are poorly maintained, the resulting damage can lower the value of the property and become increasing harder to repair. In the worst case scenario, deterioration of a building's foundations can become fatal to its structural integrity, risking collapse.

Shocking Electrics

When I viewed the period property I am planning to buy I noticed that there were damaged electrical sockets, will a Cardiff Bay RICS Level 2 Survey go into detail on the wiring and electrical system?

When carrying out a RICS Level 3 Survey in Cardiff Bay your RICS surveyor will usually mention the overall electrical system if it is obvious that they are in a poor state of repair. This will include a general inspection of any uncovered sections of the wiring, fusebox etc. on top of possible problems relating to things like ascertaining the condition of any fixed electrical appliances such as electric showers or where to find the consumer unit. Ascertaining the whereabouts of any evidence of a test on the condition of the electrical wiring carried out by a suitably qualified electrician on the building should usually be part of the survey.

Asbestos roof tiles

The estate agent stated there may be a risk of blue asbestos pipe lagging insulation at the home. What are the issues with asbestos?

Asbestos is a noxious material. Some types are found in the building materials including pipe lagging insulation. Its use is widespread, for example - as it has very good heat resistance qualities and it may be found in pipe lagging.

All forms are ultimately hazardous and might lead to lung cancer or pleural disease following prolonged exposure. Its existence does not necessarily constitute a risk to health.

If discovered, one must be careful not to move it. Professional advice should be sought as soon as possible. You should never attempt to get rid of it yourself. Surveyors will not verify the presence of asbestos on a Cardiff Bay RICS Level 2 Survey. However, surveyors will report on potential asbestos and should inform you of the options.

Landfill site near home

What should we be wary of when purchasing a property next to a landfill site

Sites used for landfill come in many shapes and sizes for example: industrial waste. Of course nobody really wants to live near one (80% of people live near one). Risks might include chemicals like dioxins. Health concerns such as birth defects have been associated with landfill sites .

Surveys in Cardiff Bay will consider any structural issues connected with the site. Your conveyancing solicitor will carry out environmental searches of the Environmental Agency database as well as Cardiff Local Authority and give you the results of the search .

Timber damage by insect larvae

My wife spotted signs of vermin in the hallway. Will the Property Survey investigate this?

Be aware that your solicitor's forms may not ask about this issue. When purchasing a house, this matter should be borne in mind. It is vital that buyers consider this oft-overlooked aspect when making an offer.

Signs may not be evident for weeks or months, for example, silverfish are common in damp kitchens and bathrooms, but only appear at night, and can therefore be difficult to spot. Treatment for pest problems may include professional cleaning and destruction of tainted materials. Your RICS surveyor may report on signs of infestation, especially if you have raised your concerns beforehand.
