RICS Level 2 Survey

Is it best to book a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey for a property in Cathays and which one is the cheapest?

The Full Structural Survey has been renamed by RICS as a RICS Level 3 Survey, however it is basically the same the same survey.

If the Cathays property is a flat or maisonette, or was built before 1900, or has been structurally modified, or is built of unusual materials (e.g. thatch roof), RICS recommend a cheaper RICS Level 2 Survey.

There is a long list of defects and issues associated with stone-built property. The properties of a stone can affect wear as much as upkeep or construction. Irregular stone walls are not uncommon to Cathays buildings, but dressed (cut) stone may also be used. Ashlar courses are often used to finish more irregular stone walls. These are employed as a decorative front, with brick or irregular walls. This can give rise to maintenance issues if either element of the wall has been treated with a non-breathable material. Upkeep advice often given in a survey includes monitoring of natural wear, watching for signs of sudden or severe change.
