RICS Level 2 Survey

Is it best to choose a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey for a property in Chard and which is the cheapest?

The Full Structural Survey has been renamed by RICS as a RICS Level 3 Survey and is basically the same the same level of survey.

If the Chard property is a flat, or is 100 or more years old, or has been substantially modified, or is of non standard construction, then RICS recommend a cheaper RICS Level 2 Survey.

If you intend to do any works or an extension, RICS recommend you book a RICS Level 3 Survey. This more detailed survey is not as cheap, but it does give you an in-depth analysis of the Chard property's condition as well as advice on defects and maintenance options .

Subsidence resulting from soft clay soil

Can clay soil foundations be a source of difficulty? I am buying a property in Chard. What should we expect a Chard RICS Level 2 Survey to include?

Soil composition can have a great impact on a home, with soil compaction or compression and soil swelling being relatively common. The consequences may take years to be noticed, or could be felt suddenly, such as cracks along the bathroom floor. During the RICS Level 2 Survey or RICS Level 3 Survey, the effect that the soil make up could have on the home will be considered. Isolated patches of very wet soil can just as easily warp foundations, so care must be taken to ensure the overall moisture level of the clay soil around the foundations stays consistent.

Asbestos roof tiles

The agent said there might be an asbestos tank in the flat. What are the issues with asbestos?

Asbestos is a dangerous material. The 3 main types are Blue, Brown and White may be in building materials including acoustic ceilings.

Asbestos was commonly used as it has characteristic fire retarding qualities and it may be found in patching compounds.

All forms are ultimately deadly and might lead to lung cancer following prolonged exposure.

If found, care should be taken not to displace it. Professional advice should be sought as soon as possible.

Surveyors do not verify the presence of asbestos on a survey. Your Chard surveyor should report on possible asbestos and should recommend relevant tests.
