Home Buyers Survey in Cheadle

RICS Level 2 Survey

Should we get a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey for a home in Cheadle and which one is cheaper?

The Full Structural Survey has a new name called a RICS Level 3 Survey, although it is basically the same the same.

If the Cheadle property is a flat or maisonette, or is 100 or more years old, or has been structurally modified, or is of non standard construction, RICS advise a cheaper RICS Level 2 Survey.

If you are thinking about whether to do any works or an extension, you should you choose a RICS Level 3 Survey. This more detailed survey is not as cheap but it does give exhaustive analysis of the Cheadle property's state of repair as well as including advice on structural defects as well as maintenance options .

RICS Level 2 Survey valuation

As well as reporting on condition, will I get a valuation and cost of rebuild estimate (including the cost of rebuilding a boundary wall) and how is it calculated?

The RICS Level 2 Survey includes an impartial valuation and also a reinstatement cost as standard. When calculating the correct valuation your surveyor will take into account in depth understanding of the Cheadle market and other things about the property e.g. style of architecture Surveyors also evaluate construction type and use key assumptions e.g. there would be no cause to alter the valuation revealed by inspecting parts not inspected.

A RICS Level 3 Survey won't include a valuation as standard. However we can add a valuation for a small additional fee. Please call for information. Alternatively a Property Valuation Report (PVR) can be carried out.

Additional local Cheadle area assumptions, like the property being insurable, are made in addition to Cheadle environmental issues like the property being underneath a flight path, also being considered.

Timber damage by insect larvae

A local warned us about pests affecting properties nearby - What should we do?

Property purchasers in Cheadle should know that is not a requirement that a seller report on an infestation.

Unfortunately, the threat posed by these to property is very real, and can seriously reduce the value of a property. Evidence may not be easy to find, for example, silverfish are common in damp kitchens and bathrooms, but only appear at night, and can therefore be difficult to spot. Remedies can be disruptive to residents, and may require you to move out during the work in extreme cases. Your chartered surveyor may report on signs of infestation.

Shocking Electrics

When we viewed the period property we are meaning to buy it looked like there could be corrosion of the wiring. Will a Cheadle RICS Level 2 Survey write anything on any faults with the electrics?

When preparing a Home Survey in Cheadle your surveyor should add detail on the electrical system if it is suspected that the electrics are in a less than satisfactory state of repair.

This should include a visual examination of the superficial sections of the wiring or fusebox and other areas like ensuring supplementary bonding is in the correct place.

Confirming the existence of any documentation from a test on the condition of the electrical installations carried out by an electrician will form part of the survey. Examining the documents from the most recent Periodic Inspection Report conducted by a suitably qualified electrician on the property being surveyed will form part of the survey.

The Institute of Electrical Engineers (IEE) recommend an electrical check should be carried out at least every 10 years (5 if renting out). To get local help on all things electrical - A Day Electrical Services , 89 Buckingham Rd, Cheadle Hulme, Cheadle, SK8 5NQ .
