RICS Level 2 Survey

Should we have a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey on a property in Cheddar and which one is the cheapest?

The Full Structural Survey has changed its name to a RICS Level 3 Survey, however it is effectively the same level of survey.

If the Cheddar property is a flat or maisonette, or is a period property, or has been substantially modified, or is of non standard construction, RICS advise the cheaper RICS Level 2 Survey.

If you intend to do any works or an extension, RICS recommend you select a RICS Level 3 Survey. This survey is not as cheap however it will give exhaustive analysis of the Cheddar property's state of repair as well as information on defects and maintenance options .

Timber damage by insect larvae

My husband spotted signs of vermin in the lounge. Will a house surveyor look into this?

Property in Cheddar are not usually impacted by serious cases of vermin, but buying without any professional advice on the issue is not recommended. Pests quite literally come in all shapes and sizes, and can be more difficult to treat than many buyers realise. It is vital that buyers consider this oft-overlooked aspect when making an offer.

Signs may not be evident for weeks or months, house longhorn beetles can be identified by evidence of small tunnels through beams and floorboards, burrowed by the larvae. Remedies to a serious infestation can include use of poison or removal or excision of affected timber. If you believe mice, or any pest, may be present, request that your property surveyor pay close attention during the survey.

RICS Level 2 Survey valuation

Does a RICS Level 3 Survey in Cheddar include a valuation and reinstatement cost estimate (including costs for rebuilding a garage) and what will it include?

A RICS Level 2 Survey on a Cheddar property will include a surveyor valuation and a reinstatement (rebuilding) cost estimate as part of the report. To properly appraise the value of the property your independent surveyor will refer to area knowledge and other considerations relating to the property e.g. accommodation. Your Cheddar surveyor will also consider certain fixtures and fittings and use key assumptions like there are no dangerous materials.

A RICS Level 3 Survey does not include a valuation as standard. However we can add a valuation for a nominal fee ; call for more info. Alternatively a Property Valuation Report (PVR) can be carried out.

Additional local Cheddar area assumptions, such as use of parking or the property being insurable, are made in addition to environmental concerns like mining activity, also being considered.

Stone block wall damage

We are buying a property in Cheddar with Forest of Dean stone walls. Are there specific problems to consider? Does the surveyor give advice on this?

There are many of defects and issues associated with stone-built property. The problems which can plague poorly maintained stone vary considerably. Irregular stone walls are not uncommon to Cheddar houses, but dressed (cut) stone may also be used in the construction of doors and windows. Different stone types will also decay a different rates based on environmental conditions. For example, slate is more damp resistant than many other forms of stone, as is granite. You can request advice on the specific steps to be taken when a problem is identified. Common guidance may include repointing of loose or crumbling mortar.

Purchasers renovating Cheddar houses should be aware that a stone matching service is operated by the British Geological Survey. To source stone quarried in Cheddar, you can contact local suppliers.

Substandard guttering

On a RICS Level 2 Survey carried out in Cheddar, can you give some examples of Condition rating 2 defects impacting rainwater pipes and gutters?

Defects which need some attention are rated 'amber' or condition rating 2, but they are not considered to be urgent or serious. They may also require frequent upkeep. Some areas may be marked as 'Not inspected'. The RICS Level 2 Survey has a standard format, which the surveyor will complete according to the nuances of the particular home, omitting sections as necessary.

One example would be where roof drains are not located at the roof's lowest points. External areas covered by E3 are inspected visually, where access is possible. This section does not include any defects in a combined system.
