Subsidence is defined as movement of the foundations of a structure, but some degree of movement will always occur. Recently built homes, for example, will need to settle beneath the structure's own weight. In some older structures cracks become apparent when temperatures rise[ that close up in the winter] when the materials absorb moisture.

In areas where clay soil is common, a dry spell will lower the water table. This dries out and shrinks the clay, straining the foundations of the home and causing movement. Signs of potential subsidence include doors and windows that are more difficult to open.

It has been estimated that around 70 per cent of cases of subsidence are caused by tree roots taking the moisture out of the soil. In serious cases, underpinning may be required. If the load-bearing parts of the property have been damaged, these may be repaired with steel rods, fixed into place with cement to restore the structural integrity of the building.
