Is it best to book a Full Structural Survey, RICS Level 3 Survey or RICS Level 2 Survey for a house in Cirencester and which one is the cheapest?

The Full Structural Survey has been updated to a RICS Level 3 Survey, however it is essentially the same comprehensive survey.

If the Cirencester property is a flat, or is an older property, or has been extended or modified, or is of non standard construction, then RICS recommend a cheaper RICS Level 2 Survey.

If you are thinking about whether to do any alterations on the property, RICS recommend you opt for a RICS Level 3 Survey. A chimney which is too short, and therefore unsafe is an example of this. The format of the RICS Level 2 Survey is clear and easy to read, with a minimum of technical jargon. As a frequent surveyor of property in the area, I find it strange that this issue is often overlooked by home buyers. If you have only visited the property on a clear day, problems are unlikely to be visible.

Signs that drainage systems are blocked include rusted iron elements, and may lead to staining of wallpaper and damp. Whether buying in Cirencester or elsewhere, difficult drainage systems do not necessarily mean that you need to pull out. Such matters are often simple to resolve for a reasonable cost.

Asbestos roof tiles

There is suspected asbestos lagging in the building. Why would there be asbestos?

Asbestos is a noxious substance. Some types are found in the building materials e.g. eaves.

Asbestos was commonly used as it has very good heat resistance properties, it may be found in ironing boards. Technically all forms including white are ultimately dangerous and might lead to lung cancer following prolonged exposure. Its existence does not necessarily constitute a risk to health.

Should you find asbestos, you should be careful however, on no account to displace it and professional advice must be taken ASAP. You should never try to disturb it yourself. Surveyors cannot verify the presence of asbestos on a survey. Your surveyor will note the risk of asbestos during the Cirencester survey and should suggest experts are consulted.
