Home Buyers Survey in Coalville

RICS Level 2 Survey

Should we book a Full Structural Survey, RICS Level 3 Survey or RICS Level 2 Survey for a house in Coalville and which one would be cheaper?

The Full Structural Survey has a new name called a RICS Level 3 Survey, however it is effectively the same level of survey.

If the Coalville property is an apartment, or is over 100 years old, or has been structurally modified, or is of non standard construction, then RICS recommend a cheaper RICS Level 2 Survey.

If you are planning to do any an extension on the Coalville property, RICS advise you opt for a RICS Level 3 Survey. This survey is not as cheap as a RICS Level 2 Survey however it does offer exhaustive analysis of the Coalville property's condition along with advice on structural defects and maintenance options .

Wall cracks caused by subsidence

We spotted that there is a 19mm gap between the basement wall and the door frame, is this subsidence? What are the risks, and what possible solutions are to available to fix this?

Subsidence is defined as movement of the foundations of a structure, but some degree of movement will always occur. New builds, for example, will need to settle under the home's own weight. In the case of new builds, the builder should return to a new structure after some months so that they can make minor repairs caused by the settlement.

Cracks to a drawing room are a plain indication of subsidence. Fortunately, these are in many cases benign. A severe change in humidity or ambient temperature can also impact a house susceptible to further settlement, potentially as a result of poor construction.

Restoration work cannot begin until the original source of the movement is found. Removing or even pruning the tree(s) causing subsidence may be enough to halt any further movement. Chartered surveyors should be able to identify a subsidence problem, while structural engineers may also be required.

Traditionally built property

We are purchasing in Coalville. What will we need to think about when purchasing an older property? Will the age of the property be an issue?

Older construction methods and materials can be a cause of concern for would-be buyers, and Properties constructed with traditional methods can be unexpectedly hard to repair. It is often the case that specialist knowledge is necessary. Traditional building materials may also need to be sourced. This can mean that it is all the more vital that you get a RICS Level 3 Survey prior to exchanging.
