RICS Level 2 Survey

Should I select a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a house in Common Edge and which one is cheaper?

The Full Structural Survey is now called a RICS Level 3 Survey and is essentially the same survey.

If the Common Edge property is an apartment, or was built before 1900, or has been extended or modified, or is of non standard construction, then RICS recommend a cheaper RICS Level 2 Survey.

If you are thinking about whether to carry out any alterations, RICS recommend you select a RICS Level 3 Survey. This survey is not as cheap as a RICS Level 2 Survey however it will give you exhaustive analysis of the Common Edge property's condition as well as more detailed advice on defects , repairs and maintenance options .

Damaged Render

What will my RICS Surveyor take into account on a smooth stucco Victorian house in Common Edge that we intend to purchase.

Stucco is just a sort of flat finish solid render. Usually stucco render is layered over underlying red brick hardens to form a smooth and even finish. It is very grand in appearance and is was often applied to Victorian and Georgian buildings. Expert tradesmen who work with it say it is very like mortar (sand and cement). It used to contain lime in it in addition to a plastic under mesh to help stop cracks. Stucco is often prone to defect and Common Edge Home Buyers Suveys can highlight potentially expensive to remedy problems for example trapped water leading to problems with damp needing repair. Other issues may be when the stucco is taken down to ground level bypassing the Damp Proof Course. Remedying Stucco problems can be difficult and costly as skilled tradesmen are becoming rarer.

Gas flame

Does the local surveyor look into the serviceability of the gas installations?

Your RICS surveyor will locate and visually inspect any easily accessible parts of the system. A surveyor will want to inspect gas (and oil heaters) at the property, as well as gas affiliated gas installations in the house such as chimney linings. The external fittings won't however be taken off. Most people are aware that gas can be hazardous, should there be any worries about gas, call a gas safe engineer.

Asbestos roof tiles

A local builder informed me there is a risk of asbestos insulation being found in the home. What are the issues with asbestos?

Asbestos is a potentially deadly material of several naturally occurring materials. Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) were commonly found in the building materials for example Fuse box.

Asbestos was commonly used as it has good sound absorption properties, it may be found in flooring materials for example. It is mainly found in South Africa. Technically all forms including Chrysotile are dangerous and can lead to lung cancer if inhaled over sustained periods. In fact breathing in a one fibre will not kill you.

If discovered, one must be careful not to move it and professional advice must be taken as soon as possible. Getting rid of asbestos can be expensive must always be carried out by experts. Surveyors cannot confirm the existence asbestos on a Common Edge RICS Level 2 Survey. However, surveyors will mention suspected asbestos and will inform you of the options.

Shocking Electrics

When I went to see the house I am interested to move into, the agent said that there might be an overload of the fuses/fusebox; does Common Edge RICS Level 2 Survey give details on on the general state of the electrical system?

When conducting a Home Survey in Common Edge a qualified surveyor will mention the overall electrical system if it is apparent that they are in a poor condition.

This should include a non invasive look-over of exposed sections of the wiring, fusebox etc. and other things like whether there is an on-peak/off-peak mains supply.

Verifying the existence of any evidence of any recent PIR handled by an electrician should usually form part of the survey in Common Edge. .

Examining the documents from any recent PIR carried out by a suitably qualified electrician on the building will be part of the survey.

The Institute of Electrical Engineers advise that a Periodic Inspection be conducted every ten years (5 if letting).

Landfill site near home

What should we be worried about if buying a home close to a rubbish landfill

Landfill Sites come in many shapes and sizes e.g. domestic rubbish disposal. No one really wants to live near one (most people do live within 1.5m of one!). Worries include heavy metals .

Surveys in Common Edge will find structural defects linked to the landfill. Your conveyancing solicitor will conduct environmental searches of the British Geological database in addition to Cheshire West and Chester Local Authority and will advise you accordingly .
