RICS Level 2 Survey

Should we select a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey on a home in Conwy and which one would be cheaper?

The Full Structural Survey is now called a RICS Level 3 Survey, although it is essentially the same level of survey.

If the Conwy property is a flat, or is over 100 years old, or has been extended, or is built of unusual materials (e.g. timber frame), RICS recommend the cheaper RICS Level 2 Survey.

If you are planning to carry out any works or an extension, it would be better that you select a RICS Level 3 Survey instead. The RICS Level 3 Survey is not as cheap but it does provide you with a more detailed analysis of the Conwy property's state of repair as well as more detailed advice on defects as well as maintenance options .

Roof defects identified during a survey

Poor roof maintenance caused problems in the old property. Will access to the roof of the property be difficult to arrange?

This is frequently addressed by Conwy surveyors. Many properties can still be subject to damage to the roof, including. From purlins to roof battens, all aspects of the roof will be taken into account. Factors like a slope of less than 12 to 15 degrees are particularly troublesome for flat roofed property.

The expense of a complete replacement, or other major roof work, means that some owners put it off for as long as possible. This is a false economy, as such issues can lead to more severe general structural problems. A roofing contractor in the local area with professional accreditation should be able to assist with a quote. RICS Level 3 Survey on apartments

We are investing in a modified Edwardian apartment property, do I need to get a full structural survey?

The Full Structural Survey is now called the RICS Level 3 Survey. This is the best selection of survey if buying an altered home such as a dilapidated Conwy house. It will provide full and often serious details concerning the homes construction materials and any defects after a thorough visual inspection of the inside and outside of the house. Shocking Electrics

When we saw the mid-century home we expect to purchase it looked like there could be corrosion of the wiring - will the Conwy surveyor report on the wiring and electrical system?

During a Conwy Home Survey the surveyor should mention the overall electrical system if it is obvious that they are in an unsatisfactory condition. This will include a non invasive look-over of any revealed areas of the wiring or fusebox in addition to potential areas for concern such as examining the condition of fitted electrical appliances, e.g. electric showers or if there are miniature circuit breakers (MCBs). .

Examining the documents from the most recent Periodic Inspection Report handled by an electrician will form part of the survey in Conwy.
