RICS Level 2 Survey

Should we have a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey on a home in Cowfold and of the 3, which one is the cheapest?

The Full Structural Survey has changed its name to a RICS Level 3 Survey, however it is basically the same the same.

If the Cowfold property is a flat or maisonette, or is an older property, or has been extended or modified, or is built of unusual materials, you should choose a cheaper RICS Level 2 Survey.

If you intend to carry out any alterations, it would be better that you commission a RICS Level 3 Survey. The RICS Level 3 Survey is not as cheap but it will give a thorough analysis of the Cowfold property's state of repair and it includes an opinion on defects , repairs as well as maintenance options .

Stone block wall damage

Can structures built with stone cause problems for owners? Are there specific factors to bear in mind? Does the surveyor give advice on this?

Britain's geology has encouraged the use of many varieties of stone, from Naylor Hill Sandstone to Stoke Hall Sandstone. Issues including mould affect many stone-walled buildings.

Regular stone walls are built with prepared or cut stone, called ashlar, and are often easier to maintain than walls of irregular construction. This is a generalisation however, as limestone or sandstone-built and regularly-coursed walls can decay rapidly when exposed to more extreme environmental conditions or pollution. Stone will also decay as a result of environmental conditions, for example, limestones such as Bath stone or Kentish Rag will deteriorate when exposed to the elements. Maintenance tips include repointing of loose or crumbling mortar.

Asbestos roof tiles

The neighbour commented - saying there is a concern of asbestos sprayed on coatings concealed in the flat. What is asbestos?

Asbestos is a pernicious fibrous substance. The 3 main types are Blue, Brown and White may be in building materials for example roof tiles. Its use is widespread, for example - as it has a range of useful characteristic including tensile strength qualities and it may be found in roof gutters.

All forms including white are dangerous and might lead to lung cancer if inhaled over sustained periods. If discovered, one must be careful however, on no account to move the asbestos and expert advice should be sought as soon as possible.

Cowfold Surveyors will not tell you whether there is asbestos during the survey. However, surveyors will mention potential asbestos risks and should suggest further investigation.

RICS Level 2 Survey valuation

Does the Cowfold home survey include a valuation and cost of rebuild estimate (including the cost of professional fees) and how is it calculated?

A RICS Level 2 Survey on a Cowfold building will include a RICS qualified surveyor valuation as well as a "reinstatement cost" as a standard part of the survey. To fully consider the market value the valuer should use experience of property in Cowfold and other factors about the property for instance: desirability of the location.

Surveyors also evaluate materials used and draw upon key assumptions like there are no hazardous materials. Surveyors will disregard things like furnishings, for example curtains. The surveyor relies on standard assumptions that there aren't any costly legal problems such as the tenure being as indicated (e.g commonhold). Such concerns will be unravelled by your conveyancer.

Further Cowfold conjectures, such as stairway access to a maisonette or the property being insurable, are made as well as any significant local environmental concerns like Cowfold planning proposals (e.g flight path), which are also considered as part of the valuation.

A RICS Level 3 Survey won't include a valuation as standard. A valuation can, however, be added for a small additional fee. Please call for information. Alternatively a Property Valuation Report (PVR) can be carried out.

Shocking Electrics

When we were shown the mid-century home we are planning to lease, it appeared that there are doubts as to then safety of the electrical system; does the Cowfold surveyor go into detail on any faults with the electrics?

During a Home Buyers Survey in Cowfold the RICS surveyor should comment on the condition of the electrics if it appears that they are in a less than satisfactory state of repair. A professional surveyor should also report on possible problems relating to things like checking the condition of any visible wiring a sample of switch gear. .

Examining the evidence of a test on the condition of the electrical wiring conducted by an electrician will usually form part of the survey.
