Should I get a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a house in Crowland and which one would be the cheapest?

Wall cracks caused by subsidence

A local builder has said subsidence is a concern impacting the flat. Is this a major concern, and what can be done to fix subsidence if subsidence is found during the property survey?

Subsidence is defined as movement of the foundations of a building, but some degree of movement will always occur. Newer homes, for example, will need to settle under the home's own weight. Heave is less common, and can be caused when a tree dies or is uprooted.

Subsidence can be caused by a range of factors. For example, water leaking from a broken drainpipe or mains pipe will remove layers of soil from around the foundations. This reduces the volume of the subsoil, allowing the weight of the property to distort the supporting ground. Inside the property, keep an eye out for sticking doors or windows.

Learning the cause of any subsidence should be the first priority. It has been estimated that around 70% subsidence cases are caused by tree roots drawing moisture from the soil. Underpinning could be the only option in some cases, unfortunately. Using large concrete pins, placed beneath current foundations and extending deep into the ground, underpinning is expensive, totalling £1000s, but it can be very effective. A surveyor will be able to recommend who to speak to about the best course of action, when it comes to tree removal.
