RICS Level 2 Survey

Should we choose a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a property in Devon and which one would be the cheapest?

The Full Structural Survey has a new name called a RICS Level 3 Survey, however it is basically the same the same comprehensive survey.

If the Devon property is a flat, or was built before 1900, or has been extended or modified, or is built of unusual materials, RICS advise a cheaper RICS Level 2 Survey.

If you are planning to do any an extension, RICS recommend you select a RICS Level 3 Survey instead. This more detailed survey is not as cheap but it does provide you with a more detailed analysis of the Devon property's state of repair along with more detailed advice on defects and maintenance options .

External brick wall issue identified during property survey

The Fletton brick on this Devon residence needs work. What are the possible consequences? Is brick more susceptible to the weather?

Brick-built property do benefit from many advantages, but they will also suffer from a range of defects, such as lack of a damp proof course. One defect surveyors commonly report on brick buildings is brick rot, resulting from decades of exposure to condensation or damp at ground level. Contact Quayline Ltd for a repairs estimate at 01803 558656 or 12 Southfield Ave, Paignton, TQ31LJ.

E.g. stretcher bond, the most ubiquitous across England and Wales.

Damage caused by high rainfall

How will we know what effect should damp weather have on our new property in Devon?

Despite England's reputation for wet weather the impact high levels of rainfall can have on a structure is not given the attention it deserves by purchasers. If you have only visited the property you intend to purchase on a sunny day, obvious defects may be harder to find. Signs that downspouts are a cause for concern include rotten roofing elements. If you suspect a problem, consider asking the surveyor for more information.

Luckily, problems with drains are quite easy to resolve for a reasonable cost. Where this is left untreated, the damage becomes increasing costly to remedy.
