RICS Level 2 Survey

Should I have a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey on a property in Dunston and which is the cheapest?

The Full Structural Survey is now called a RICS Level 3 Survey, although it is essentially the same.

If the Dunston property is an apartment, or is over 100 years old, or has been structurally modified, or is of non standard construction, then RICS recommend the cheaper RICS Level 2 Survey.

If you are thinking about whether to carry out any alterations, RICS recommend you book a RICS Level 3 Survey. The RICS Level 3 Survey is less cheap however it does provide you with a thorough analysis of the Dunston property's state of repair and it includes advice on structural defects and maintenance options .

Roof defects identified during a survey

We are buying a loft-conversion in Dunston. I am particularly concerned about the state of the roof. What does the property surveyor look for?

Homes in Dunston in good condition could unfortunately be experiencing difficulties with the roof, for example, damp. Every element should be checked, e.g. fascias. Flat roofs are also known for the trouble they can cause, often the result of a slope of less than 12 to 15 degrees.

In the past, roof maintenance would be carried out with just ladders and 'crawler boards'. This practice is terribly unsafe, and contractors today will insist that scaffolding be used. A quote for the work could be sought from a reliable Dunston roofing contractor. Call A Simons Roofing & Building Ltd of 14 Monkridge Gdns, Gateshead, NE11 9XE on 0191-460 7958 for details.

RICS Level 2 Survey valuation

Will my survey give a property valuation and cost of rebuild estimate (including the cost of professional fees) and how does the surveyor work it out?

Dunston RICS Level 2 Surveys an independent valuation and will also include a reinstatement (rebuilding) cost estimate as a standard part of the survey. To estimate the correct valuation the valuer will combine local property market knowledge and other considerations relating to the property for instance: size Surveyors also examine construction type and will make certain other assumptions like the ground is not land filled.

A RICS Level 3 Survey does not include a valuation as standard. However we can add a valuation for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out.

Additional local Dunston area assumptions, for example connection to sewers, are made in addition to any Dunston environmental issues like busy roads, also being considered.

Shocking Electrics

When I saw the building I am intending to lease I noticed that there is deterioration in the wiring and RCD unit; will the surveyor go into detail on the wiring and electrical system?

When conducting a RICS Level 3 Survey in Dunston the surveyor will mention the condition of the electrics if it is suspected that they are in a less than satisfactory state.

This will include a by sight examination of the unconcealed areas of the wiring, fusebox etc. in addition to things, for example, if there is an on-peak/off-peak supply. A check for the documentation from a test on the condition of the electrical installations conducted by an electrician will be part of the survey in Dunston. Inspecting any evidence of a test on the condition of the electrical wiring conducted by a suitably qualified electrician on the property should be part of the survey.

The IEE (Institute of Electrical Engineers) strongly advise that a Periodic Inspection is carried out every 10 years (or every 5 if renting out). To get local guidance on electrical testing call Cuthbert T W , 31 Elmwood Gardens, Gateshead, NE11 0BX .
