Home Buyers Survey in Earls Court

RICS Level 2 Survey

Should I select a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey for a home in Earls Court and which would be cheaper?

The Full Structural Survey has changed its name to a RICS Level 3 Survey and is essentially the same level of survey.

If the Earls Court property is a flat or maisonette, or is over 100 years old, or has been structurally altered, or is built of unusual materials, you should choose a cheaper RICS Level 2 Survey.

If you intend to make any major works, RICS recommend you choose a RICS Level 3 Survey. This more detailed survey is not as cheap as a RICS Level 2 Survey but it will provide you with comprehensive details of the Earls Court property's condition in addition to advice on structural defects and maintenance options .

RICS Level 3 Survey on houses

Do I need to choose a full structural survey if purchasing a converted thirties bungalow in Earls Court instead of a RICS Level 2 Survey?

Now often described as a Structural Survey by some, it is no longer available as it has been superseded by RICS and the right term is now the RICS Level 3 Survey. If contemplating the buying of an unconventional house, for example an extended house, it is the right home survey to go for. Two to three days after an exhaustive inspection of the inside and outside of the house, the chartered surveyors report will be posted and emailed to the purchaser providing thorough and critical information about the materials used for the construction of the house. There will be certain limitations with any residential survey because a qualified surveyor is not able to (unless safe to do so) open up the fabric of the of the Earls Court house for example moving heavy furniture.

Traditionally built property

What do I need to look out for when purchasing a house built in around 1790? What consequences will the cladding have on regular maintenance?

For traditionally-built Earls Court property, age can be problematic. Properties employing traditional or "vernacular" techniques can be a drain to upkeep. You should bear in mind that specialist knowledge may be needed, and it could also be necessary to find Construction materials, such as matching tiles, . If the building you are buying may require specialist maintenance, contact your property surveyor for further advice.

Timber damage by insect larvae

I am worried about an infestation in the home we plan to buy. Do we need a surveyor?

Earls Court home buyers should be aware that there is no legal obligation for a seller to disclose a vermin problem. Regrettably, infestations can seriously reduce the value of a property and carry serious health risks. It may not be obvious that a property is suffering a severe pest problem, as evidence can be overlooked. As an example, woodworm can be extremely destructive, but fortunately their 'tunnels' in timber and wood furniture are usually quite easy to spot. Treatment for an infestation may include removal or excision of affected timber. Your RICS surveyor may report on signs of infestation.
