Wall cracks caused by subsidence

A neighbour said subsidence is a problem. How could this affect the property, and what subsidence-related defects will my house survey examine?

Subsidence refers to the movement of a home and its foundations. Subsidence may be confused with settlement. Settlement usually occurs in newly constructed homes, and is rarely a cause for concern. Their weight can cause the ground beneath the foundations to compact. In general, homes are built with a variety of materials, and these will have varying rates of shrinkage.

New cracks wider than 3mm to the external brickwork, or cracks which were stable, but are showing signs of fresh movement, may indicate subsidence. Inside the house, keep an eye out for rippling wallpaper that isn't caused by dampness.

Restoration work cannot begin until the original source of the movement is found.This is not always as costly as some buyers fear.Repairing leaking drains, water mains or broken downpipes, which are the cause of the subsidence, should be all that is needed to stabilise the home. If the load-bearing parts of the property have been damaged, these may be repaired with steel rods, fixed into place with cement to restore the structural integrity of the building. Specialist geological and drain surveys may also be required as the movement of soil can sometimes crack drains or water mains.
