Home Buyers Survey in Essington

HomeBuyer Report

Should we have a Full Structural Survey, Building Survey or HomeBuyer Report on a house in Essington and which one is cheaper?

The Full Structural Survey has been renamed by RICS as a Building Survey but is effectively the same survey.

If the Essington property is an apartment, or was built before 1900, or has been extended, or is of non standard construction (i.e. not brick and tile), RICS advise the cheaper HomeBuyer Report.

If you intend to make any alterations, RICS recommend you choose a Building Survey. This option is not as cheap as a HomeBuyer Report but it does provide you with a more detailed analysis of the Essington property's state of repair as well as advice on structural defects , repairs and maintenance options .

RICS Homebuyer Report valuation

Does a survey include a valuation and cost of rebuild estimate (including the cost of professional fees) and what does it include?

A Homebuyer Report on a Essington property will include a (registered valuer) surveyor valuation and a reinstatement cost as an integral part of the report. To properly appraise the valuation your RICS valuer will relate to local property market knowledge and other factors relating to the property e.g. general condition Your Essington surveyor will also consider construction type and will use key assumptions like there would be no cause to alter the valuation revealed by inspecting parts not inspected.

A Building survey does not include a valuation as standard. A valuation can, however, be added for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out. It will also be assumed that there are no serious legal problems e.g. your potential purchase is sold with vacant possession. Such concerns will be unravelled by your conveyancer.

Additional local Essington area assumptions, such as any cost of repairs being shared amongst tenants or water and drainage connectivity, are made in addition to any environmental concerns like the property being underneath a flight path, also being considered.

Damage resulting from flooding

Does a Essington house surveyor look for flooding?

Last year was the second wettest year on record (source: The Telegraph). Those planning to buy in affected areas should weigh up their exposure. It is easily possible to assess whether a house is susceptible to flooding via any of a number of routes, and a property surveyor will advise on repairs or preventative measures. Details relating to signs of flooding may be reported in Section J of the HomeBuyer Report. The chartered surveyor may ask the vendor if the home has previously flooded. Note that the response to such enquires should not be exclusively relied upon.

No Essington flood warnings have been announced (source: Environment Agency).
