About UsHome Buyers Survey in Euston

Should I get a Full Structural Survey, Building Survey or HomeBuyer Report for a house in Euston and which one is the cheapest?
The Full Structural Survey has been renamed a Building Survey, however it is basically the same the same comprehensive survey.
If the Euston property is a flat or maisonette, or is an older property, or has been structurally altered, or is built of unusual materials, you should go for the cheaper HomeBuyer Report.
If you are planning to do any alterations, RICS advise you choose a Building Survey. This option is less cheap, but it will give an in-depth analysis of the Euston property's condition along with information on defects and maintenance options .

Does the surveyor check out the state of repair of the gas heaters?
A RICS surveyor will visually look at any easily accessible parts of the gas system. This will include the routing of any gas pipes at the property, as well as gas related fixtures e.g. fireplaces. External fittings will not be detached. Most people are aware that gas is potentially fatal, should there be any concerns about gas, call a gas engineer.

Will our Euston surveyor investigate any water damage?
It is estimated that over two million homes are at risk of flooding. If you are planning to buy in a flood-affected area, a property survey will inform your decision. It is strongly recommended that precautions are taken, before flood damage occurs. In addition, the property survey may make recommendations for repair work or improved flood protection. An awareness of characteristics of the Euston area likely to affect the Euston house also enables the property surveyor to advise flooding may be a risk, the data used to compile third-party flood assessments also takes into account flood defences and historic claims.
The Environment Agency state that no warnings have been for Euston.

When we visited the building we expect to acquire, the agent said that there is deterioration in the wiring and RCD unit; will a Euston Homebuyer Report go into detail on the wiring and fusebox?
When preparing a Euston Homebuyer Report the RICS surveyor will typically comment on the condition of the electrics if it is obvious that they are in an unsatisfactory state.
This will include a general examination of the open parts of the wiring or fusebox in addition to concerns such as verifying the condition of any fixed appliances, for example storage heaters or checking the state of a representative sample of the range of light fittings and switch gear. Inspecting the documentation from a test on the condition of the electrical connections carried out by an electrician should be part of the survey in Euston.
The IEE advise that a check to confirm whether an electrical installation is in a satisfactory condition is carried out every ten years (or every 5 if renting out).
