Asbestos was commonly used as it has good tensile strength qualities and it may be found in cement. Technically all forms (including white) are ultimately pernicious and can lead to lung cancer following prolonged exposure. Should you find asbestos, you should be careful on no account to disturb asbestos and professional advice must be taken as soon as possible.

Wall cracks caused by subsidence

I know that Felinheli subsidence might be a concern. What solutions are to available to resolve this?

Subsidence is defined as movement of the foundations of a structure, but some degree of movement will always occur. New properties, for example, will need to settle under the weight of the building. In the case of new builds, the builder should return to a new structure within a few months to make good any settlement cracks.

Many houses develop superficial cracks in a plaster decoration, due to settlement, changes in temperature and humidity. A severe change in humidity or ambient temperature can also impact a house susceptible to further settlement, either because the structural integrity is already compromised, or due to the use of cheaper materials.

Finding the cause of any subsidence is key. It is vital to arrest any further movement, or risk of movement. Underpinning could be the only option in some cases, unfortunately. As an alternative to underpinning, piling, or mini-piling, uses concrete or steel poles that are driven down into more stable soil, to stop further movement. Structural brickwork may need to be dismantled and rebuilt, or more cosmetic areas can effectively be repaired with resin filling in the cracks. This can also be time-consuming, and inconvenient. A surveyor will be able to recommend who to speak to about the best course of action, to remedy both the causes of the subsidence and the resulting damage to the property itself.
