Wall cracks caused by subsidence

We saw evidence of cracks across the render on the outside walls when we last viewed the property. How could this affect the property, and what can be done to resolve subsidence if subsidence is found during the Home Buyers Survey?

Subsidence is defined as movement of the foundations of a home, but some degree of movement will always occur. Recently built homes, for example, will need to settle under their own weight. In contrast to subsidence, $heave$ can occur when a tree has been removed water builds up in the soil, which may result in the soil to swell, forcing the foundations above upwards, and can be as destructive as subsidence.

Superficial cracks not caused by subsidence can be repaired with filler and repainted. In serious conditions, movement can worsen, leading to subsidence.

Learning the cause of any subsidence should be the first priority. Removing or even pruning the tree(s) causing subsidence may be enough to halt any further movement. Your surveyor may suggest that you talk to an arborist to find out the best cause of action if trees or other plant life is the suspected cause.
