RICS Level 2 Survey

Should I get a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a home in Flint and which one would be the cheapest?

The Full Structural Survey has been updated to a RICS Level 3 Survey, although it is effectively the same comprehensive survey.

If the Flint property is an apartment, or is a period property, or has been extended, or is built of unusual materials, you should choose the cheaper RICS Level 2 Survey.

If you are thinking about whether to make substantial modifications, you should you choose a RICS Level 3 Survey. This more detailed survey is not as cheap but it will give a thorough analysis of the Flint property's general condition in addition to information on defects as well as maintenance options .

Window frame

On the RICS Level 2 Survey, can you give examples of an red light rating defects affecting windows?

Severe defects impacting the house are indicated with a 'red' condition rating of 3. They can include defects which compromise the structural integrity of a home. RICS created the RICS Level 2 Survey to give buyers in Flint a clear and easy to read report on the condition of the home they plan to buy, with a minimum of technical jargon. Your property surveyor will mark each aspect of the property included in Section E with either a green, orange or red rating, to indicate the impact on the property individual defects may have. Where practicable, all windows are to be opened and closed, but not forced open, and vulnerable areas closely examined. The surveyor should make notes and advise the client whether it is possible to operate the window transoms/openings satisfactorily. A sash window with badly rusted metal components is an example.

Damage caused by high rainfall

Is heavy rainfall an issue in Flint, and does our Flint surveyor mention it? Can damaged downspouts decrease our property's value?

Regular rainfall is common in Flint and across the country, but the effect which high levels of rainfall has on buildings is not given more thought.

Signs that drainage systems are at risk include rusted iron elements. This can lead to penetrating damp.

Fortunately, drainage problems are quite easy to resolve. However, if the drains are not maintained, the resulting damage can lower the value of the property and become increasing harder to repair.

Timber damage by insect larvae

We are buying a home in Flint but are worried about pests - What advice should we get?

Houses are generally free of pest problems, but it is inadvisable to risk buying without more information if you have suspicions. Pests quite literally come in all shapes and sizes, and can be more difficult to treat than many buyers realise. An affected home may not always be easy to identify, for example, woodworm can be extremely destructive, but fortunately their 'tunnels' in timber and wood furniture are usually quite easy to spot. As some pest problems can be very stubborn, knowing the risks, and chance of success before you buy is essential.

Stone block wall damage

Do stone-walled homes create issues for owners? What related issues must we watch out for? Does the surveyor give advice on this?

Britain's geology has encouraged the use of many varieties of stone, from Ham Hill Middle Bed Limestone to Portland Fancy Beach Limestone. Issues which impact the lifespan of stone-built elements are as diverse as the stone varieties themselves. Irregular stone walls are not uncommon to buildings, but dressed (cut) stone may also be used in the construction of doors and windows. Repair advice often includes use of traditional methods to maintain older walls.

RICS Level 2 Survey valuation

Does the Flint home survey include a valuation and cost of rebuild estimate (including the cost of professional fees e.g legal fees) and how is it calculated?

A RICS Level 2 Survey in Flint will include a (registered valuer) surveyor valuation and also a "reinstatement cost". When calculating the valuation your surveyor will refer to awareness of the Flint property market and other considerations about the property for instance: general condition. The RICS surveyor will also consider construction type and will make certain other assumptions, for example there being no major problems.

A RICS Level 3 Survey does not include a valuation as standard. However we can add a valuation for a nominal fee. Alternatively a Property Valuation Report (PVR) can be carried out. The surveyor relies on standard assumptions that there aren't any expensive legal issues such as the property being sold with vacant possession. Advice should be sought from your legal representative during the legal process.

Additional local area conjectures, like water and drainage connectivity, are made in addition to Flint environmental problems like the area being prone to flooding, which are also considered as part of the valuation.
