Should I get a HomeBuyer Report, Full Structural Survey or Building Survey on a home in Flint and which one would be the cheapest?

The Full Structural Survey has been updated to a Building Survey, although it is effectively the same comprehensive survey.

If you are thinking about whether to make substantial modifications, you should you choose a Building Survey. Severe defects impacting the house are indicated with a 'red' condition rating of 3. They can include defects which compromise the structural integrity of a home. RICS created the HomeBuyer Report to give buyers in Flint a clear and easy to read report on the condition of the home they plan to buy, with a minimum of technical jargon. Your property surveyor will mark each aspect of the property included in Section E with either a green, orange or red rating, to indicate the impact on the property individual defects may have. Issues which impact the lifespan of stone-built elements are as diverse as the stone varieties themselves. Irregular stone walls are not uncommon to buildings, but dressed (cut) stone may also be used in the construction of doors and windows. Repair advice often includes use of traditional methods to maintain older walls.

RICS Homebuyer Report valuation

Does the Flint home survey include a valuation and cost of rebuild estimate (including the cost of professional fees e.g legal fees) and how is it calculated?

A Homebuyer Report in Flint will include a (registered valuer) surveyor valuation and also a "reinstatement cost". When calculating the valuation your surveyor will refer to awareness of the Flint property market and other considerations about the property for instance: general condition.
